DATE /TIME: Wednesday , June 3, 1992 , 7:00 PM APPLI ATI N N BER: Zone Change No. 92-1 /Negative Declaration No. 92-6 APPLICANT : Pacific Coast Homes LOCATION : Parcel A - North side of Palm Avenue approximately 100 feet southeast of Cherry Hill Lane. Parcel B - Approximately 500 feet west of the terminius of Clay Avenue. Parcel C - Approximately 500 feet north of the intersection of Ofelin Lane and Morning Tide Drive. Zone change number one would result in a change from Medium Density Residential (R-2) to to Low Density Residential (R-1); Zone change number two would result in a change from Medium Density Residential (R-2) to Recreational Open Space (RCS); and zone change number three, would result in a change from High Density Residential (R-4) to Recreational Open Space (ROS). Zone change number is located on the north side of Palm Avenue approximately 150 feet east of Cherryhill Lane; Zone change number two is located on the north side of Palm Avenue, just east of the location of zone change number one; Zone change number three is located approximately 200 feet north of the intersection of Ofelia Lane and Morning Tide Drive, within the Seacliff Country Club Golf Course; all within the City of Huntington Beach, County of Orange. SUMMARY OF STAFF RECOMMENDATION Staff is recommending that the Commission approve the Implementation Plan amendment as submitted HEARING PROCEDURES: People wishing to testify on these matters may appear at the hearing or may present their concerns by letter to the Commission on or before the hearing date. Copies of all correspondence will be provided to the Commission if received a minimum of three working days prior to the public hearing. Written comments may be of any length; oral testimony may be limited to 5 minutes or less for each speaker, depending on the number wishing to be heard. Page Two Huntington Beach LCP Amendment 2-92 No one can ;'edict how.;quickly the Commission will complete agenda items or how many w:Il be postponed to a later date. The Commission begins each session at the time listed and considers each item in order, except in extraordinary circumstances. Staff at the appropriate commission office can give you more information prior to the hearing date and you can call the staff at the hearing location for last-minute information.
