The variance request for the above property is to allow an
existing 100' X 140' lot to be divided into two 50 ' X 140' lots.
Th e current zoning requires a minimum 60 ' frontage.
The neighborhood is single family homes primarily on 50'' wide
lots. The granting of the variance will allow the existing
parcel to blend completely with the surrounding homes.
Had this parcel been divided any time until the zoning
requirements changed to 60' frontage , avaria nce woul dn't have
been necessary to create two separate lots as al the other homes
sit on 50 1 wide lots.
Granting this variance will not create any special privy.-?ege,
because no other parcel of this size has been denied the creation
of two lots.
By granting this request the property will allow for two single
family homes, each on a 50' X 140' lot. This is what has been
allowed throughout the entire neighborhood.
There is no detriment in granting this variance as it will allow
for the creation of a beautiful new custom home in the
neighborhood.
