Under the provisions of the'Iuntington Beach Zoning and Suhda\ ision Ordinance, the action
taken by the Zoning Administrator is final unless sn appeal is filed to the Plaimiag Commission
by you or by an interested party. Said appeal must be in writing aiid must set forth in detail th
action and grounds by which the applicant or interested party deems himself aggrieved. Said
appeal must be aiecompanied by a filing 1ee of Two Hunch --* collars ($200.00)if the appeal is

be subtaitted to the Secretary of the Planning Commission within ten (10) calendar days of the
date of the Zoning Administrator's action.

Provisions of the Huntington. Beach Zoning and Subdivision Ordinance are such that any
application becomes null and void orr.(1) year after the final approval, unless actual
construction has begun,
FINDINGS FOR APPROVAL LOT LICE AI .LUSTM TENT NO. 98-3-
1. The granting of Lot ',ir e Adjustment No. 98-3 for the adjustment of a lot line between the
three existing industriai parcels will noL create any additional parcels or building sites.
2. The resulting parcels from the lot line adjustment will conform to Titles 20-24 of the
Hu..untingtan Beach Zoning and Supeirvision Ordinance and Specific Plan No. I l (McDonnell
Centre Business Park) because the adjusted lots comply with the requirements for minimum
area, w; -ith, and frontage.
3. The lot line adjustment will not sever any existing structure on any of the three parcels.

INFORMATION ON SPECIFIC CODE RE
Lot Line Adjustment No. 98.3 shall not become effective until the t =n_,day.appeal pe
has elapsed.
2, Lot Line AdjustmentNo. 98-3 shall become null and void unless exercised within one ear
of the date of final approval or such extension of time as may be grantedbythe Director
pursuant to a written request submitted to the Department :of Community Development a
minimum 30 days prior to the expiration date.
The Zoning Administrator reserves the righttorevoke Lot Line Adjustment No.
pursuant to a public hearing for revocation, if any violation of these conditions or the
Huntington Beach Zoning and Subdivision Ordinance or Municipal Code occurs.

4. The development shall comply with all applicable provisions of the Municipal Code,
Building Division, and Fire Department as well as applicable local, State and Federal Fire
Codes, Ordinances, and standards, except as noted herein.
5. The applicant shall subm,.t e check in the amount of $38.00 for ii.,, posting of the Notice
of Exemption at the County of Orange Clerk's Office. The check shall be made out to
the'County of Orange and submitted to the Department of Community Development
within two (2) days of the Zoning Administrator's ac:,on.
I ie Department of Community Development will perform a comprehensive plan check relating
to all Municipal Code requirements upon submittal of your completed sty-ctural drawings.
Please be advised that the Zoning Administrator review's the conceptual plan as a basic request
for entitle gent of the use applied for in relation to the vi inity in which it is proposed. The
conceptual plan should not be construed as a precise plan reflecting conformance to all Code
requirements.
It is recommended that you immediately pursue completion of the Conditions of Al pro 'at and
address all requirements of the ..iuntington Beach Municipal Code in order to expedite the
processing of your total application.
