NOTICE OF ACTION

Dear Applicant:
Your application was acted upon by the Zoning Administrator of the City of Huntington Beach
on April 14, 1999, and your request was Conditional) A roved. Included in this letter are the
Conditions of Approval for this application.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action
taken by the Zoning Administrator is final unless an appeal is filed to the Planning Commission
by you or by an interested party. Said appeal must be in writing and must set forth in detail the
actior, and grounds by which the applicant or interested party deems himself aggrieved. Said
appeal must be accompanied by a filing fee of Two Hundred Dollars ($200.Oi) if the appc is
filed by a single family dwelling property owner appealing the decision on his own property and
Six Hundred Ninety Dollars ($690.00) if the appeal is filed, by any other party. The appeal shall
be submitted to thee Secretary of the Planning Commission within ten (10) calendar days of tt
date of the Zoning Administrator's action.
The last day for filing an appeal and paying the filing fee for the above noted application is
April 26, 1999.

Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that any
application becomes null and void one (1) year after the final approval, unless actual
construction has begun.
FINDINGS FOR PROJECTS EXEMPT FROM CE A:
The Zoning Administrator finds that the project will nct have any significant effect on the
environment and is exempt from the provisions of the California Environmental Quality Act
(CEQA) pursuant to section 15305 of the CEQA Guidelines, because the proposal is a minor lot
line adjustment which will not result in the creation of a new parcel.
FINDINGS FOR APPROVAL - LOT LINE ADJUSTMENT NO. 99-1:
1. The granting of Lot Line Adjustment No. 99-1 for the adjustment of lot lines between the
existing parcels will not create any additional parcels or building sites. There are two existing
residential units which will be unaffected by the lot line adjustment. The adjustment of lot
lines will result in two residential properties.
2. The resulting parcels from the lot line adjustment will conform to Titles 20-24 of the
Huntington Beach ZorJng and Subdivision Ordinance because the adjusted lots comply with
the requirements for minimum area, width, frontage, setbarks, and site coverage.
The lot line adjustment will not sever any existing structure(s) on any of the parcels. The
proposed lot lines do not span the existing residences and block walls.
4. The lot line adjustment will not allow a greater number of dwelling units than allowed prior
to the adjustmeIlt. The subject lots are zoned for single family residential use, allowing one
unit per lot, and will remain so after the recordation of the lot line adjustment.
5. A plat map showing the lot line adjustment has been prepared and approved and will be filed
in accordance with the provisions of Section 253,24.
CONDITIONS OF APPROVAL -LOT LINE ADJUSTMENT NO. 99-1:
1. The lot line adjustment received and -'' February 22, 1999 shall be the conceptually
approved layout with the following mo,, _-,cation:
The legal description shall be revised to reflect Orange County instead of Los Angeles
County.
2. Submit a revised Lot Line Adjustment application to the Public Works Department for final
approval.

INFORMATION ON SPECIFIC CODE RE UIREMENTS:
i. Lot Line Adjustment No. 99-1 shall not become effective until the ten-day appeal period
has elapsed.
2. Lot Line Adjustment No. 99-1 shall become null and void unless exercised within one year
of the date of final approval or such extension of time as may be granted by the Director
pursuant to a written request submitted to the Planning Department a minimum 30 days
prior to the expiration date.
3. The Zoning Administrator reserves the right. to revoke Lot Line Adjustment No. 99-1,
pursuant to a public hearing for revocation, if any violation of these conditions or the
Huntington Beach Zoning end Subdivision Ordinance or Municipal Code occurs.
4. The development shall comply with all applicable provisions of the Municipal Code,
Building Department, and Fire Department as well as applicable local, State and Federal
Fire Codes, Ordinances, and s`'ndards, except as noted herein.
5.The applicant shalt submit a check in the amount of $3 8.00 for the posting of the Notice
of Exemption at the County of Orange Clerk's Office, The check shall be made out to
the Coup of Orange and submitted to the Planning Department within two (':,3t.k* of
the Zoning Administrator's action.
The Planning Department will perform a com~+rehensiveplan check relating to all Municipal
Code requirements upon submittal of your completed structural drawings.
Please be advised that the Zoning Administrator reviews the conceptual plan as a basic request
for entitlement of the use applied for in relrtion to the vicinity in which it is proposed. The
conceptual plan should not be construed as a precise pla.2 reflecting conformance to all Code
requirements.
It is recommended that you immediately pursue completion of the Conditions of Approval and
address all requirements of the Huntington B each Municipal Code in order to expedite the
processing of your total application.

Administrator of the City of Huntington Beach, California, on April 14, 1999, upon the
foregoing conditions and citations.
