Dear Mr. Jacobs;
On November 30'h 1999 the Planning Department reviewed your regr est for initial plan review,
and has determined the following recommendation:
Detailed site plans need to be submitted showing:
a, Adjacent lots
b. Height dimensions on each of the proposed floors, depicting clearly all the
interior side setbacks on each floor. Phase follow section 210.06 (M) RL, RIM
RMH, RH, & RMP Districts: Additional Standards 2d. This will also allcw for a
better perception of the elevations,
c. Landscaping
d. Fencing
The proposed eaves are nonconforming with code. The allowable projections are
(Section 230.68):
Front Yard: 3#t
Side Yard: 2.5ft
Street Side Yard: aft
Rear Yard: 3ft
For the side yard a 30-inch clearance from the property line shall be maintained. Staff
will not support a variance for the proposed eaves.
A color palate needs to be provided showing the proposed colors of the building, As per
the Downtown Design Guidelines, the permitted colors are light pastel colors only.
Residential Inf ll Lot Developments need to be addressed. This can be found under
Section 230.22 of the Code.
The proposed setbacks are currently in conformance with coda.
Please be advised that these plans were not routed to any other Department such as Building or
Fire, for their comments. Should you require us to do so, please submit another I sets of plans to
the Planning Department at your earliest convenience.
