Under the provisions of the l auntington Beach Ordinance Code, the action taken by° the Zoning Administrator is final unless an appeal is filed to the Planning Commission by, y ou or by an interested party. Said appeal must be in r Titing and must set forth in detail the action and grounds by which the applicant or interested p, .eems himself aggrieved. Said appeal must be accompanied by a filing fee of Two 1Hundr,_ ilars ($200.00) if the appeal i ° filed by a single family dwelling property owner appealing the decsion on his own property and Six Hundred Fifty Dollars ($650.00) if the appeal is filed by any other party. The appeal shall be submitted to the Secretary of the Planning Commission within ten (10) calendar days of the date of the Zoning Administrator's action, The last day for filing an appeal and paying the filing fee for the above noted application is Much 21, 1994, Provisions of the Huntington Beach Ordinance Code are such that any application becomes null and void twenty-four (24) months after the final approval, unless a plat map has been recorded in compliance with the conditions of approval has been recorded with the County Recorder or an extension of timehas been granted by the Zoning Administrator. Each lot will have 25 feet of frontage and 2937.5 square feet of lot area in compliance with the minimum requirements for the Townlot Specific P Ian. 2. The lot line adjustment will tot create a nonconforming yard requirement, 3. ThP lot line adjustment will not sever existing structures on the taw lots. The two lots are currently vacant. 4. The lot line adjustment will not allow a greater number of dwelling units than allowed bye the code prior to the adjustment. Only one (1) dwelling unit per lot is permitted by code prior to and after the lot line adjustment. CONDITI N OF AP ROVAL A. Submit a title report, legal description, deeds and plat map for both new parcels for review and approval by the City Engineer. Said plat map shall be recorded with the County Recorder prior to the issuance of a certificate of compliance for the structure and/or structures upon subject properties. A copy of the recorded document shall be submitted to the Department of Community Development for the file. 5. Consent to the lot line adjustment by a party or entity holding a beneficial interest in the property shall be reflected in a modification of the deed of trust including, as appropriate, any, partial reconveyanee necessary to effect the intent of the lot line adjustment. The modifications and, if required. partial reconveyance shall be executed in the manner of a conveyance of real property and recorded concurrently with the deeds required by Subarticle 16,3 g(1)(2) of the Orange County Subdivision Manual.
