Request: To permit the installation of an entry gate to a newly
developed subdivision (Tract 13439) resulting in the
reduction e` two (2) lots put`suant to Section 9811.3.1
of "the Huntington Beach Ordinance Code.

Your application was acted upon by the Zoning Administrator of the
City of, Huntington Beach on February 3, 1993, and your request fo 'a:;

Under the provisions of the Huntington:-Beach ordinance Code, the
actin; taken by the Zoning Administrator is final unless an appeal
is filed to the Planning Commission by you or by an,-,interested
party. Said appeal must be in writing and must set forth in detail
the action a.tid grounds by which the applicant or interested party
deems himself aggrieved.Said appeal must be accompanied by a
filing fee of Two Hundred Dollars ($200.06) and submitted to the
Secretary of the Planning Commission, within ten (10) calendar days
of the date of the,Zoning Administrator's action.
The last day for filing an appeal and paying the filing fee for the
above noted application is February 16, 1993,
Provisions of the Huntington Beach Ordinance Code are such that any
application becomes null and void one (1) year after the final
approval, unless actual construction has begun.

FINDI NGS FOR DENIAL USE PERMIT NO 2--66:
1. The proposed entry gate will be detrimental to:
The general welfare. of person;"i residing or working in
the vicinity. The proposed site design of the entry
area will have a negative impact on traffic flows on
Saddleback Lane due to the potel.ial for stacking. The
proposed location of the visitor call box will also
impact traffic at the intersection of Saddleback and
Derby Circle.
b. Property and improvements in the vicinity. The
proposed entry gate will adversely impact the vehicular
ingress andegress,to Lot 1 located north of the entry
gate. Due to the orientation of Lot 1 fronting Derby
Circle, vehicles would be required to make an awkward
turn to and from Lot 1, as the proposed gate would be
located directly in front of the lot.
FINDINGS FOR APPROVAL - LOT L1-NE ADJUSTMENT NO. 93-
1 . The lot line adjustment will not create a nonconforming
parcel. Minimum lot sizes of 8,000 square feet will still
be provided.
2. The lot line adjustment will not create a nonforming yard
requirement.
3. The lot line adjustment will not sever, existing structures
on the two lots.
4. The lot line adjustment will not alloy a greater n umber of
dwelling units than allowed by the code prior to the
adjustment.
