CONDITIONS OF APPROVAL:
1. A revised plan shall be submitted delineating the lot line
adjustment between parcels 7 and 8.
2. Lot Line Adjustment shall comply with 5.9811.3.1 of the
Huntington Beach Ordinance Code.
3. Lot Line Adjustment shall comply with all applicable conditions
e5f approval of Tentative Parcel Map No. 79-585.
4. All proposed reciprocal easements or changes to any existing
reciprocal easements affected by the lot line adjustment shall
be submitted to the Department of Development Servt --es for
review and approval as to forts by the City Attorney. 1t copy of
the recorded reciprocal easement shall be submitted to the
Department of Development Services.
5. Applicant shall submit a copy of the recorded Lot Line
Adjustment to the Department of Development Services prior to
occupancy of parcels 2 through 7.
The Department of Development Services will perform a comprehensive
plan check relating to all ordinance Code requirements upon
submittal of your completed structural drawirgs.
Please be advised that the Board of Zoning Adjustments reviews the
conceptual plan as a basic request for entitlement of the use
applied for in relation to the vicinity in which it is proposed.
The conceptual plan should, not be construed as a precise plan
reflecting conformance to all Ordinance Code requirements.
It is recommended that you immediately pursue completion of the
Conditions of Approval and address all req%;4-ements of the
Huntington Beach Ordinance Code in order to expedite the processing
of your total application.
