Your application was acted upon by the Huntington ltew-ch Hoard of
Zoning Adjustments on January 23, 198`, and your request was
Conditionally 1,pproved.
Under.,the provisions of the Huntington Beach Ordinance Code, the
action was taken by the Board of Zoning Adjustments is final unless
an appeal is filed to the Planning Commission by you or by an
interested party. Said appeal must be in writing and must set
forth in detail the action and grounds by which the applicant or
interested party deems himself aggrieved. Said appeal must be
accompanied by a filing fee of One Hundred and Sixty-five Dollars
($165.00) and submitted to the Secretary of the Planning Commission
within ten (10) days of the date of the Board's decision.
The last day for filing an appeal and paying the filing fee for the
above-noted application is February 2, 1985.
Provisions of the Huntington Beach Ordinance Code are such that any
application becomes null and void one (1) year after the final
approval unless actual construction has begun.
FINDINGS FOR APPROVAL:
The Lot Line Adjustment is consistent with the criteria outlined in
Section 9811,.3.1' of the Huntington Beach Ordinance Code.

3. The applicant shall submit a copy of the recorded Lot Line
Adjustment to the Department. of Development: Services prior
to final inspection or occupancy of Parcel 1.
The Department-of Development Services will perform a comprehen-
sive plan check relating to all Ordinance Carlo requirements upon
submittal of your completed structural drawings,

applied for in relation to the vicinity in which it is proposed.
The conceptual plan should not, be b-onstrued as a precise plan
reflecting conformance to all Ordinance Cod;? requirements.
It is recommended that you immediately pursue completion of the
Conditions of Approval and address all requirements of the
Huntington Beach ordinance Code in order to expedite the processing,
of your total application.
