Board discussion was A MOTION WAS MADE BY HARLOW AND SECONDED BY MCFARLAND TO APPROVE DIVISION OF LAND NO. 70-22 WITH THE FOLLOWING CONDITIONS: 1. Driveway locations shall be approved by the Traffic Engineer. 2. A reciprocal parking agreement between parcels A. B 4 C shall be submitted to the City for approval and recorded by the applicant. 3, Full street improvements shall, be installed along Warner St. and Springdale Ave. Improvements shall include street lights, street trees and fire hydrants. 4. A Parcel Map shall be filed with the City and recorded. ROLL CALL VOTE : AYES: McFarland, Spencer, Harlow NOES: None THE MOTION CARRIED. ADMINISTRATIVE REVIEW NO. 70-38 Applicant: Kenneth E. Joslin To permit the construction of a 4.080 sq. ft. light industrial shell building in the Ml Light Industrial District. The subject property is located on the south side of Warner Avenue, approximately 215 ft. east of the P.E.R.R. Board and explained the request. Mr.Joslin addressed the Board discussion was held. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY SPENCER TO APPROVE ADMINSTRATIVE REVIEW NO. 70-38 WITH THE FOLLOWING CONDITIONS: 1. All applicable City Ordinances shall be complied with. 2. Warner Avenue shall be fully improved to Department of Public Works standards. Improvements shall i nclude street lights , street trees and fire hydrants. The encroachment is only for 2 1/2 ft. for a distance of 28 ft, and the rear yard area exceeds 1,000 sq. ft. pro- vviding sufficient open.space. 2.
