FOR THE FOLLOWING REASONS:
1. It would set a precedent in this tract.
2. Applicant has not shown sufficient hardship.
3. There is sufficient area for a family room to be constructed
in the rear yard to comply with the Huntington Beach Ordi-
nance Code.

A licant: Geor e McCracken Inc.
To permit the construction of
LcS Angeles Times office and camper repair, parts, accessories
anti service. The subject property is located on the south side
of Slater Ave., 170 ft. west of the centerline of Morgan Lane
in the Ml Light Industrial District.
George McCracken addressed the
Board and explained the request.
The following requirements of the
Huntington Beach Ordinance Code were discussed:
1. Slater Ave. shall be dedicated and fully improved to City
standards at the time each parcel is developed. Improve-
ments shall include street trees, street lights, street
signs, fire hydrants, sewer and water main extensions.
2. Water supply shall be through the City of Huntington
Beach 's water system.
3. Sewage disposal shall be through the City of Huntington
approved:ayout
Easements for utilities or walkways still be provided
WITH THE FOLLOWING CONDITIONS
1.. The plot plan received September 10, 1971 shall be the
Beach's sewage system.
The water, sewer and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
5. All utilities shall be installed underground.
6. Off-street parking facilities shall conform to Article 979.
