It" was noted by the Board that the plan submitted contained insufficient information and that a meeting with the staff had been scheduled. A MOTION WAS MADE BY PALIN AND SECONDED BY SPENCER TO CONTINUE USE PERMIT NO.772-30 TO MAY 17, 1972 FOR THE AFOREMENTIONED REASON WITH THE APPLICANT'S AGREEMENT. ROLL CALL VOTE. This item was removed from the agenda and tabled indefinitely as insufficient information was submitted with the application. To permit, the modernization of an existing service station including roof line, canopies, pump islands., trash enr;losure, etc. The'subject property is located at the southwest corner of Edinger Ave. and Springdale St. in the C2 Community Busines District. The hearing was opened to the audience. G.R. Vazin representing the applicant, addressed the Board and explained the request. It was noted that the applicant could not go with a ground identification sign.as there is a jog in the street at the corner and the immediate intersection is screened as a result: of this offset. Katherine Waller,, taxpayer, addressed the Board, voicing the desire to have, low identification signs considered on future modernization of service stations. There being no other comment, the hearing was closed. Board. discussion followed. Dr. Friedman, applicant, and William Scott, representing the applicant, addressed the Board and explained the request. The plans were discussed `and several changes were suggested by the Board. Require- ments of the Huntington Beach Ordinance Code were reviewed. Board discussion followed". A MOTION WAS MADE BY PALIN AND SECONDED BY'MCFARLAND TO APPROVE' ADMINISTRATIVE REVIEW NO. 7?-33 WITH THE FOLLOWING CONDITIONS: 1. The plot,plan received May 16 , 1972 shall be the approved layout. 2. Beach Blvd. shall be iiedicated and fu'Jy improved to, City and/or'State standards at the tine said parcel is developed. Improvements shall include street trees, street sign;. street lights, fire hydrants, sewer and water main extensions. 3. Water supply shall be through the City of Huntington Beach's water, system. 4. Sewage disposal shall be through the City of Huntington Beach's ,)ewage system, 5. The water, sewer and 'f'ire hydrant system shall be approved, by the Department of Public Works and Fire Department. 6. The. property shall participate in the local drainage assessment district. 7. Soil reports as required by the Building Departent and the Department of. Public Works shall be submittal to theCity prior to issuance of building permits. 8 Ail utilities shall be installed underground. 9. Off-street parking facilities shall conform to Article 979. 10. Parking compounds shall be screened with a combination of fencing and landscaping. Said plan shall be approved by the Board of Zoning Ad justmetits . 11. A masonry :call shall be constructed along the west pro- perty line.
