The Board reviewed the plans of the proposal with adjacent
property owners.
Mr. Tom La Monte and Mr. Oldfield submitted two letters
from concerned parties along the street and who were not
present at the meeting.7
Mr. Ludwick.explained he would prefer to have the approval
of such an application specify theexact legal description,
There being no further comment, the hearing was closed.

EXCEPTION NO. 72-,106 WAS APPPbVED WITH THE FOLL,OVIING
CONDITIONS BY THE FOLLOWING,kROLL CALL VOTE:
1. Elevations shalt be submitted to the Board of Zoning
Adjustments for apprq al action.
2. The plot plan recei,Ved December 13, 1972 shall be
the approved layout.
AND FOR THE FOLLOWING REASONS:
1. The encroachment is for'\30 sq., ft. into the front
yard setback.
2. The shape of,'the property`,is triangular from the
front to the side property,line, therefore creating
a hardship on the property as building could not, be
parallel to the front property line
3. The request affords additional,open space which is
encouraged by the City.
4. It affords a variation in the setback which xs
encouraged by the City and is allowed in other areas
in th, City.

Code located on the southeast corner,of 19th Street and
Pecan Avenue in the R3 Medium High Density Residential
District.
Mr. Joe Shaffer, the applicant, discussed the layout and
open space with the Board.
ON MOTION BY PALIN AND SECOND BY SPENCER ADMINISTRATIVE
REVIEW NO. 72-155 WAS APPROVED WITH THE FOLLOWING CONDITIONS
BY THE FOLLOWING ROLL CALL VOTE:
The applicant shall comply with all applicable City
Ordinances .
The building material for patio areas (units A & B)
shall be compatible with the main structure.
3. The open space area along the interior property line
is to be assigned to units C and D rather than A & B.

Mr. Ron Montgomery, the applicant, addressed the Board and
explained the request.

The Board in icated the trailer is proposed in the public right-
of-way which i s not allowed by Code. Mr. Montgomery suggestedthe plans wer not accurate in their dimensions and the trailer
would not be i\the right-of-way. Mr. Montgomery then told the
Board, he would eed.the trailer for only six months.
