The encroachment is for'\30 sq., ft. into the front yard setback. 2. The shape of,'the property`,is triangular from the front to the side property,line, therefore creating a hardship on the property as building could not, be parallel to the front property line 3. The request affords additional,open space which is encouraged by the City. 4. It affords a variation in the setback which xs encouraged by the City and is allowed in other areas in th, City. Mr. Joe Shaffer, the applicant, discussed the layout and open space with the Board. ON MOTION BY PALIN AND SECOND BY SPENCER ADMINISTRATIVE REVIEW NO. 72-155 WAS APPROVED WITH THE FOLLOWING CONDITIONS BY THE FOLLOWING ROLL CALL VOTE: The applicant shall comply with all applicable City Ordinances . The building material for patio areas (units A & B) shall be compatible with the main structure. 3. The open space area along the interior property line is to be assigned to units C and D rather than A & B. Mr. Ron Montgomery, the applicant, addressed the Board and explained the request. Ex The Board in icated the trailer is proposed in the public right- of-way which i s not allowed by Code. Mr. Montgomery suggestedthe plans wer not accurate in their dimensions and the trailer would not be i\the right-of-way.
