A, TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS;

3. The water , sewer , and fir e hydrant system shall be approved

Elevations of the proposed plan shall be submitted to the
Board of Zoning Adjustments for review and approval action.
S.Parking agreement shall he submitted to the Planning
Department prior to issuance of Building Permits (4 spaces).
B. TO BE COMPLETED PRIOR TO FRAMING 1NSPBC., N :
1, A landscaping plan'.shall be submitted to the Board of
Zoning Adjustments for review and approval action.
2. The major identification sign, including, reference to the
car wash shall conform to S. 9481 .1'(d), of the Huntington
Beach Ordinance Code. Signs shall reflect a common theme
with respect to design materials and colors which are
compatible with the architectural theme of the proposed
project ., Sign to go back to BZA for approval action.
C. TO BE COMPLETED PRIOR TO FINAL. INSPECTION:
1. l3rookhurst St. and Adams Ave , shall be fully improved
including street trees , street signs, street lights, fire
hydrants , sewer and water main extensions .
2. All utilities shall be i nstalled underground.
3. Offistreet parking f acilities shall conform to ARticle 979.
4. All car washing activity shall be conducted within the main
structure as per b, 9481,4(a) or the [iuntz ng ton Beach
Ordinance Code.

5, The storage area shall be treated in a manner to
blend the architecture and materials of the existing
structure .
A lighting system shall be installed within the
'ro;j ect equal in illumination to lighting on
riblic streets.
±; 3U COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE OF
OCCIPANCY:
I. Water supply shall be through the City of Huntington
Beach 's water supply system.
2. Sewage disposa ' shall be through the City of Huntington
Beach's sewage system.
3. Easements for utilities or walkways shall be provided
to Department of Public Works standards.
4. The property shall participate in the local drainage
assessment district.
5, No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
6. All applicable City Ordinances shall be complied with.
7, All applicable conditions of Use Permit No, 70-9
shall be complied with .
8. S. 9482 (a), (b) shall be complied with.
