ON MOTION BY SP"NCfR AND SECOND BY GI;RARDEN ADMINISTRATIVE
REVIEW NO. 73-44 WAS CONDITIONALLY APPROVED WITH THE FOLLOW-
ING CONDITIONS BY THE FOLLOWING ROLL CALL, VOTE:
A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS:
41. A. revised plot plan shall be submitted to the Board of
Zoning Adjustments for approval P'i-ion.
Brookhurst St. and Adams Ave. shai,. be dedicated to City
standards at the time each parcel is developed.
3. The water,, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
4. Elevations of the proposed plan shall be submitted to
the Board of Zonir Adjustments for review and approval
action.
5. Parking agreement shall be submitted to the Planning
Department prior to issuance of Building Permits
(4 spaces).
B. TO BE COMPLETED PRIOR TO FT'4MING INSPECTION:
1. A landscaping plan shall be submitted to the Board of
Zoning Adjustments for review and approval action.
2. The major identification sign, including reference to
the car wash shall conform to S. 9481.17(a), of the
Huntington Beach Ordinance Code. Signs shall reflect
a common theme with respeQt to design materials and
colors which are compatible witl the architectural
theme of the proposed project. Sign to go back to
BZA for approval action,
C. TO BE COMPLETED PRIOR TO FINAL INSPECTION;
1. Brookhurst St. and Adams Ave. shall be fully improved
including street trees, street signs , street lights,
file hydrants, sewer and water main extensions.
2. All utilities shall be installed underground.
3. Off-street parking facilities shall conform to Article 979.
4. All car, washing activity shall be conducted within the
main structure as per S. 9481.4(a) of the Huntington
Beach Ordinance Code.
5. The storage area shall be treated in a manner to blend
the architecture and materials of the existing
structure.
6. A lighting system shall be installed within the project
equal in illumination to lighting on public streets.
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE OF
OCCUPANCY:
1. Water supply shall, be through the City of Huntington
Beach's water supply system.
2. Sewage disposal shal l be through the City of Hunti ngton
Beach's sewage system.

3. Easements for utilities or walkways shall be pro-
vided to Department of Public Works standards
4. The property shall participate in the local drainage
assessment district

To permit installation of an In-Bay Car Wash and Storage Room
within an existing service station pursuant to 9481.4(a) of
the Huntington Beach Ordinance Code, located on the southwest
corner of Brookhurst F Adams.
Ken Cambra, the applicant, was present.
The Board reviewed the plans and there was a discussion on
lack of parking space. It was pointed out that the service
station has to provide 7 parking spaces under the previous
Use Permit. The Board discussed with the applicant the possi-
bility of obtaining a parking agreement with adjoining property
owner to meet parking requirements.
The Acting Secretary advised applicant that signing would have
to be per new service station standards. A discussion of signs
ensued.
The Board, discussed landscaping with the applicant and it was
pointed out that a revised plan for landscaping and sign
app-oval should be submitted to the Board.
