Huntington Beach, California Re: Tract 7421, Lot 35 (6692 Gate Hill Circle)
The dwellings which border on the ` ntington Seacliff Golf Course in Units #1 (the location
of my current residence, 19771 Q_at Bay Lane) and #2 of Lusk's Huntington Seacliff were
provided with front walls up to 6'+ above finish grade level and located at the minimum
setback distance from the front property lines. This provided the r*! .1.dence. , as a result
of a CC &R provision which limited the height of any fence, shrub, tree, structure, etc....
to 3' if within 10' of the':.oundaxy of the Golf Course, with an enclosed front courtyard.
This courtyard is used in most instances as a childrens play area and/or surimming pool
location.
The fencing plan for the house that is the subject of this administrative review was not
available when . construction was started on the house and when it was received it reflected
a back yard enclosed by 6' redwood grape stake fencing. Said fence commenced 4' back
from the front of the side walls of the structure . Needless to say those persons, myself
included , who purchased , at a substantial premium pear lot the houses along the golf course
voiced objections to the builder . Investigation disclosed that the fence had been planned by
someone who had not seen the property and who had drawn in the standard location and type
fiance. After the objections to the fence plan were made the fence plan was redesigned by
use of an eraser which removed all the fencing to the rear of the houses abuting the golf
course starting at the rear wall of th,, house nearest the golf course. To illustrate design
by eraser , the revised plan, which is currently being implemented , did not include a
return on the fence which would provide the enclosed trash yard as required by the CC&Rs.
Subsequent conversations with the builders repre,$entatives left the impression with me that
a return would be provided for the fencing. In total the fencing will provide an enclosed
area on either side of the house varying in width, depending on the side of the house, from
5' to 8' and as long as the distance starting 4' back from the front wall on that side of the
house to the rear wall of the house. These areas are not adequate nor are they intended to
be used for the location of play areas and/or, swimming pools.
For the reasons outlined above this request for Administrative Review by the Board of
Zoning Adjustments of Lhe City of Huntington Beach is matte pursuant to 3 9104.5
