5. Soil and compaction reports as required by the
Building Department and the Department of Public
Works shall be submitted to the City.
All private drives shall meet the minimum standards
of the Department of Public Works.
B. TO BE COMPLETED PRIOR TO FRAMING INSPECTION:
1. A landscaping plan shall be submitted to the Planning
Department for review and approval action.
2. Rooftop mechanical equipment shall be screened from
view. Said screening plan shall be approved by the
Board of Zoning Adjustments.
3. All signs for the proposed development shall be sub-
mitted to the BZA for approval. Signs shall reflect a
common theme with respect to design materials and colors
which are compatible with the architectural theme of
the proposed project.
4. Fire alarm system conduit and appurtenances shall. be
installed by the developer at locations and to speci -
fications provided by the Fire Department.
5. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall be submitted
to the Planning Department for review and approval. Fenc-
ingand landscape plans shall include the following
information:
a. A list including quantities and sizes for each
species of plants and all ground cover material.
1. Warner Ave. shall be gully improved including street
trees, street signs, street lights, fire hydrants,
sewer and water main extensions.
2. All utilities shall be installed underground.
3. Off-street paM"ing facilities shall conform to
Article 979.
4. A lighting system shall be shielded to reflect,
away from adjoining properties and streets.,

streets..
TO BE COMPLETED PRIOR TO ISSUANCE OF.CERTIFICATE OF
OCCUPANCY:
1. Water supply shall be through the City of Huntington

To permit a one (1) ft. encroachment into the required S ft.
side yard in lieu of S..9404.3(c) of the Huntington I;each
Ordinance Code.
The hearing was opened to the public.
Dr. Sam Hirt , owner, and Mr. Ken Beideman , applicant,
were present. They presented to the Board a layout of
suites indicating that there would be no way to have a,
functional layout of space if size had to be decreased
by one foot. They indicated chat attempts had been made to
come up with alte:hate plans and present one seemed most
feasible.
Public hearing was closed.
ON MOTION BY GERARDEN AND SECOND BY SPENCER CONDITIONAL
EXCEPTION NO. 73-22 WAS APPROVED FOR THE FOLLOWING REASONS
BY THE FOLLOWING ROLL CALL VOTE :
1. One (1) ft. encroachment will provide for better
land plann.r.ng effort.
2. Review of previous proposals have shown there is a
hardship due to the lot size and . its ability to provide
for a reasonable s ize comi-isicial development.

Conditions of approval on Administrative Review No. 73-70
were discussed . The Acting Secretary stated that three
copies of revised plans should be brought i n as soon.as
possible . There was a discussion about walls as to whether
they should be masonry or wood.
