3. Parking compounds shall be screened with a
combination of fencing and landscaping. Said
plan shall be submitted to the Planning Department
for review and approval. Fencing and lands-:ape
plans shall include the following information :
a. A list including quantities and sizes for
each species of pl ants and all ground cover
material.
b. Irrigation layout to include meter location,
pipe sizes , sprinkler head types, etc.
c. Fencing materials and detail drawing.
d. Sprinkler system required.
4. The structural street section of all private
dri•ies shall be approved by the Department of
Public Works.
C. TO BE COMPLETED PRIOR TO FINAL INSPECTION:
1. Green Street'shall be fully improved including
street trees , street signs , street :light fire
hydrants, sewer and water main extensions.
2.. All utilities shall be installed underground.
3. Off-street parking facilities shall conform to
.Article 979 .
4. A lighting system shall be installed within the
project equal in illumination to lighting, on public
streets.
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE OF
OCCUPANCY:
1. Water supply shall be through the City of Huntington
Beach's water supply system.
2. Sewage disposal shall be through the City of
Huntington Beach's sewage system.
3. Easements for utilities or walkways shall be pro-
vided to Department of Public Works standards.
4. The property shall participate in the local drainage
assessment district.
5. No structures , other than those shown on the approved
plot plan, shall be. constructed within the project.
6 . All applicable City Ordinances shall be complied with.

The hear zig was opened to the public.
There wasa discussion on utilization of the space . Mr. Langer
and Mr. Kahl:., pointed out that front doors facing, Gothard are'
locked at a ! times and that office is used as display room,
and that most `wcu :stomers know what they want when they come in.

ing was discuss64 . Mr. Kahn stated that they wanted asign on
the front of the building between the 2 front doors of maximum
size permitted by 'Code . The Acting Secretary pointed out that
the Planning Commission wart signing that isn '.t cluttered. Mr.
Gerarden pointed outthe fact that the Ordinance did not permit
advertising of retail ksales on the property . Parking was dis-
cussed. Mr. Langer exixessed a desire to work with Mr.. Sadie

The Board felt t hat although the use does front on an arterial
highway they felt it better i n this case to permit side entrance
