ON MOTION BY LIPPS AND SECOND BY SPENCER ADMINISTRATIVE REVIEW NO. 73-79 WAS APPROVED W I TH THE FOLLOWING CONDITIONS BY THE FOLLOWING ROLL CALL VOTE: A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS: 1. The plot plan received May 3, 1973 shall, be the approved layout . 2. Stark Street shall be dedicated to City standards at the time each parcel is developed. 3. All buildings on lots abutting a City easement shall be set back five (5) feet from the edge of such easement. 6. Soil and compaction reports as required by th e Build- ing Department and the Department of Public Works shall be submitted to the City. B. TO BE COMPLETED PRIOR TO FRAMING INSPECTION: 1. A landscaping plan shall be submitted to the Planning Department for review and approval action. 2. All signs for the Proposed Develorment shall be sub- mitted to the Board of Zoning Adjustments for approval. Signs shall reflect a common theme with respect to design materials and colors w-;iich are compatible;with the architectural theme of the proposed project. 3. Fire alarm system conduit and appurtenances shall be installed by the developer at locations and, to speci - fications provided by the Fire Department . 4. Parking compounds shall be screened with a combination of fencing and landscaping. Said plan shall be submitted to the Planning Department for review and approval action. The property shall participate in the local drainage assessment district. 5. No structures, other than those shown on the approved plot plan., shall be constructed within the project. 5. I .R. Review Committee has reviewed the Interim Short Form Environmental Impact Report material submitted in request for Exemption Declaration status for the above described project and hereby recommends:. (check one) That the request for Exemption Declaration status submitted is insuffi- cient to facilitate a decision as to the environmental significance of this project and the project sponsor is therefore requested to resubmit a more thorough Environmental Short Form covering the following informa- tion: ® 2. That the proposed project may have a significant effect on the environ- ment and has'not been covered adequately in a previously approved request for e&;smption declaration status. Exemption declaration status therefore cannot be granted for this project and µn envi.ronr.ental impact study is thereby required to be submitted to this department and the, City shall prepare an Environmental Impact Report prior to the project's approval. The significant environmental impacts which may result from this project include--but may not be limited to,--the following: D 3.
