ON MOTION BY GERARDEN AND SECOND BY EADIE CONDITIONAL EXCEPTION NO. 73-25 WAS DENIED.FOR THE FOLLOWING REASON AND BY THE FOLLOW-11 1ING ROLL CALL VOTE: 1. Square footage of sign as presented exceeds that allowed by the Ordinance. 2. Sign proposed is to be added to existing sign which is 50' high which is contrary to provisions of the sign code. 3. Applicant has not justified sufficient hardship. AYES: Spencer, Gerarden, Eadie NOES: None ABSENT: None MINISTRATIVE REVIEW NO. 73-95 A lip.Jose A. Brown To permit the construction of a single family residence pursuant to S. 9161.2 of the Huntington Beach Ordinance Code located on the east side cf 18th St. approximately 50 ft, south of Palm Ave. in an R2 medium density residential district. Mr. Jose Brown, applicant, was present. He addressed the Board and discussed the plans with them. Conditions of approval were discussed. Mr. Gerarden stated that he would want to condition approvals retarding the use of guest room to insure that it would not be used as a rental unit nor have cooking facilities. ON MOTION BY GERARDEN AND SECOND BY SPENCER ADMINISTRATIVE REVIEW NO. 73-95 WAS APPROVED WITH THE FOLLOWING CONDITIONS BY THE FOLLOWING ROLL CALL VOTE: A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS: 1. The plot plan received. May 25, 1973 shall be the approved layout. 2. 18th St, and alley shall be dedicated to City standards at the time each parcel is developed. 3. Elevations recoived May 2:;, 1973 shall be the approved elevation. 4. The water, sewer , and fire hydrant system shall be approved by the Department of Public Works and Fire Department. Minutes: H,B. Applicant shall submit a notarized declaration that guest room shall not be altered nor represented as a second dwelling unit, nor shall it be used on any rental unit basis. Said notarized declaration shall be recorded with the County as a restriction on this development. B. TO BE COMPLETED PRIOR TO FINAL INSPECTION: 1. 18th St..and alley shall be fully improved including street trees, street signs, street ights, fire hydrants, sewer and water main extensions. 2. All utilities shall be installed underground. 3.Off-street parking facilities shall. conform to Article 979. 4, There shall be no fence, structure or landscaping constructed or maintained over 3 1/2 feet high within a 10 ft. by 10 ft. triangular area at the intersection of driveways and streets or within a 25 ft. by 25 ft. triangular area at the intersection of streets. C. TO BE COMPLETED PRIOR TO ISSUANCE OF OCCUPANCY: 1. Water supply shall be through the City of Huntington Beach's water supply system. Sewage disposal shall be through the City of Huntington Beach's sewage system. Easements for utilities or walkways shall be provided to Department of Public,Works standards.
