A licant: Professional Investors
To permit the construction of a duplex unit pursuant to S. 9161.2
of the Huntington Beach Ordinance Code located on the east side
of 16th St. approximately 150 ft. north of Pecan Ave. in an R2
medium density residential district.
Mr. Mel Hoeffliger, representing the, applicant, was present.
There was a discussion by Board and applicant's representative
on trash area, open space, and suggested Conditions of Approval.
ON ?'1TION BY SPENCER AND SECOND BY GERARDEN ADMINISTRATIVE
REVliW NO. 73-104 WAS APPROVED WITH THE FOLLOWING CONDITIONS BY
THE FOLLOWING ROLL CALL VOTE:
A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS:
1. The plot plan received June 7, i'd73 shall be the approved
layout.
2. 16th St. and alley shall be dedicated to City standards
at the time each parcel is developed.
3. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
4. All buildings on lots abutting a City easement shall be
set ba.ck (5) feet from the edge of such easement.
5. Soil and compaction.-reports as required by the Building
Department ane" the Department of Public Works shall be
submitted to the City.
B: TO BE COMPLETED PRIOR TO FRAMING INSPECTION:
1. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to'speci -
fications provided by the Fire Department.
C. TO BE COMPLETED PRIOR TO FINAL INSPECTION:
1. 16th St. and alley shall be fully ii,Lproved including street
trees, street signs, street lights, fire hydrants, sewer
and water main extensions
All utiliti es shall be installed underground..`
3. Off-street parking facilities shall conform to Article 97.9.
