Applicant:, Thomas M. Whaain
To permit the use of an``exis,ting building as a retail store
and professional office pursuant to S. 9451 of the Huntington
Beach Ordinance Code 10cated on the east side of Main St.
approximately 120 ft. south of Olive Ave. in a C3 community
business district.
Mr. Whaling, the applic;)ant, Mrs. Whaling, his wife, and the
prospective tenant for' the building were present and addressed
the Board.
Mr. Carl Duncan, Fire Marshal, stated that the applicant
should request structural inspection since the building's
structural stability was in question. He further stated; that
the applicant should determine if the building can be repaired
or renovated.
Board discussion followed.
ON MOTION BY GERARDEN AND SECOND BY EADIE ADMINISTRATIVE
K2VIEW NO. 73-117 WAS APPROVED WITH THE FOLLOWING CONDITIONS
AND BY THE FOLLOWING, ROLL CALL VOTE:
1. Plot plan received 6/26/73 shall be the approved. layout.;.,
2. Parking shall be improved within one year or at time !5f,
expansion of occupancy,. whichever occurs first.
3. Application shall be reviewed with_in,one year, of approval,
date .
4. Revised plot plan reflecting parking as well
shall be submitted prior to occupancy of the

approved layout.
2. Beach Blvd, shall bee dedicated to City and State
standards at the time each parcel is developed.
The water, sewer, and fire hydrant system sh;`all
be approved, by the Department-of Public Works and

submitted to the City.

have a minimum width of 21 ft, as shown on the
approved layout.
A masonry wall shall be constructed along'east
