,To permit the construction of a single family dwelling pursuant
to 5.:9161.2 of the Huntingotn Beach Ordinance Code, located on
the west side of 16th Street approximately 1;25 ft. north of
Acacia Street in an R2 Medium-Density Residential District.
Mr. Jim Van Der Hyden, representing the builders, was.present.,
The Acting Secretary reported that this project was exempt from
Environmental Review requirements.
The applicant stated that the lot number as indicated on the plans
should be Lot 11 instead of Lot 9. The Board discussed the
conditions of approval. with the applicant, and requested hiir to
submi t a; copy of elevations for the project to the PlanninSg" Depart-
ment files.

A. TO BE COMPLETED PRIOR TO ;ISSUANCE OF BUILDING PERMITS:
1. The plot plan received July 31,, 1973, shall be the approved
layout.
2, Sixteenth Street and the alley sh_:11 be dedicated to city
standards at the time the parcel is developed.
3. Elevations of the proposed plan shall be submitted to the
Planning Department for review and approval action.
4. The water, sewer, and fire hydrant system shall be approved
by the Departme of Public Works and Fire Department.
5. All buildings on lots abutting a City easement shall be
setback five (5) feet from the edge of such easement,
6. Soil and compaction reports as required by the Building
Department and the Department of Public Works shall be
submitted to the City.
C. TO BE COMPLETED PRIOR TO FINAL INSPECTION:
1. Sixteenth Street and the alley shall be fully improved
including street trees, street signs, street lights,
fire hydrants , sewer and water main extensions.
2. All utilities shall be installed underground.
3. Off-street parking facilities shall conform to Article 979.
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE OF OCCUPANCY:

1. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to specifications
provided by the Fire Department.

Beach's sewage disposal system.
3. Easements for utilities or walkways shall be provided to
Department of Public Works standards.
The property shall participate in the local drainage assess-
ment district.

To permit a 6 ft. high block wall to encroach 7 ft. 6 in. into
the 15 ft. required front yard setback in lieu of S. 9103.1 and
S. 9104 of the Huntington Beach Ordinance Code, located on the
sou h side of Scenic Bay Lane approximately 60 ft. east of
Isla d Bay in an R1 low density residential district.
Mrs. Li es, the applicant, was present, together with a neighbor,
Mrs. Kat ryn Allis,, of 6811 cenic Bay.

Mrs. Liles e lained her reasons for requesting the Conditional
Exception and resented letters from neighbors supporting her ,

As there were no fu ther parties to speak in favor of or in
