1. The plot plan received S-13-7:5 shall be the approved
,layout.
A revised Plot Plan shall he submitted to the Board of
JAdustnients For Approval Action. Said plan shall
add parking bumpers, 'screening wails, trash area, 6"
concrete curbing, and said plan shall contain an
irrigation system.
3. Warner Avenue shall be dedicated to City standards at
the time each parcel is developed.
4. Elevations of the proposed plan submitted to the Planning
Department for review and approval action.
S. The water, sewer , and firehydrant system shall, be
approved by the D epartment of Public Works and Fire
Department.
6. All buil dings on lots abutting a City easement shall be
set back five (5) feet from the edge o f such,easement.

approval. Fencing and landscape plans shall include
the following information:
a. A list including quantities and sizes For each
species of plants and all ground cover material.
b. Irrigation layout to include meter location, pipe
sizes, sprinkler head types, etc.
c. Fencing materials and detail drawing.

1, The project shall be constructed with full insulation of all
exterior walls and ceilings to reduce the burden on heating

2. Building spoils, such as scraps of lumber, wire, pipe and other
surplus or unusable material shall be dumped at an offsite solid
waste disposal site especially allocated for such use.
1. Both natural gas and electricity shall be stubbed in for clothes
dryers, cooking facilities, water heaters, and refrigeration
units to alleviate the possible drain on any, one energy source,

In accordance with City of Huntington Beach policies regarding imple-
mentation of the California Environmental Quality Act of 1970 (speci-
fical l y Section 21151 of the Public Resources Code ), the E.I.R . Review
Committee has reviewed the Interim Short Form Environmental Impact
Report material submitted i n request for Exemption Declaration status
for the above described proje ct and hereby recommends : (check one)
That the request for Exemptioik Declaration status submitted is insuffi-
cient to facilitate a decision as to the environmental significance of
this project and the project sponsor is therefore requested to resubmit
a more thorough Environmental Short Form covering the following informa-
tion:
(- 2 That the proposed project may have a significant effect on the environ -
mentLoJ and has not been covered adequately in a previously approved request
for exemption declaration status. Exemption declaration status therefore
cannot be granted for this project .and an environmental impact study is
thereby required to be submitted to this department and the City shall
prepare an Environmental Impact Report prior to the project's approval.
The significant environmental impacts which may result from this project
