Conditions of Approval were discussedw ON ;.LOTION BY EAD;:E AND SECOND BY SPENCER CONDITIONAL EXCEPTION NO. 73-68 WAS APPROVED FOR THE FOLLOWING REASONS AND WITH THE FOLLOWING ;ONDITION BY THE FOLLOWING VOTE: A ASONS FOR APPROVAL 1. The granting of the Conditional Exception meets the intent of the ordinance code provision to provide separation between commercial and residential land uses. A 6 ft. wall is required on a commerci al site when abutting a residential district. The existing 6 ft. wall on the north property line abuts a ,street and not specifically the resi- dential use, however, in this instance it would be advantageous to leave the existing wall on the "O" property line as the residential character of the neighborhood, and the entrance to the tract would be preserved in lieu of the normal commercial setbacks, The granting of the Conditional Ex ception is necessary to maintain and preserve the enjoyment of one or more substantial property rights in the i mmediate vicinity. iiiinutes: ri. B.. Board of Zoning Adjustments Wednesday, December 26, 1'973 Page 4 4. Tice basis for hardship in this case is contained in the previous reasons and that a special circumstance applies to the location and surroundings of the subject site. J. The granting of the Conditional Exception will not adversely affaCt the Master Plan of the City of Huntington Beach . (1190) C0140ITIO14 OF APPROVAL, 1.
