Applicant: Ai11er & Weaver
To permit the construction of a storage yard and office pursuant
to S. 9530 of the Huntingtcn Beach Ordinance Code located on the
west side of Crystal Avenue, approximately 245 ft. south of Garfield
A-renue in an iHs-l, lis--,t industrial district.
Ar. Las Miller, the applicant, was present.
The Acting Secretary informed the Board that the Environmental
Review Board granted Exemption Declaration No. 73-230 December
26, 1973.
The Acting Secretary outlined the proposal to the Board. He further
informed the applicant that his plan was deficient in landscaping
and pointed out the ordinance code requirements pertaining to
landscaping. Parking spaces were discussed as well as the location
of an enclosed trash area.
Board discussion followed.
Conditions of approval were discussed.

A. TO BE 00;4PLETED PRIOR T O ISSUANCE OF BUILDING PERMITS:
1. A revised Plot Plan shall be submitted to the Board of
Zoning Adjustments for Approval Action incorporating
amendment ; _.; ussad at the December 26, 1973 Board of
Zoning .1 s meeting.
2. Crystal. '1 be dedicated to City standards at
the tit:..rc l is developed.
3. The water, sewei:, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
4. All buildings on lots abutting a City easement shall be
set back five (5) feet from the edge of such easement.
3. Soil and compaction reports as required by the Building
Department and the Department of Public Works shall be
submitted to the City.
3. TO BE COMPLETED PRIOR TO FRAMING INSPECTION:
1. A landscaping plan shall be submitted to the u fanning
Department for review aid approval action.
2. Rooftop mechanical equipment shall be screened from view.
Said screening plan shall be approved by the Board of
Zoning Adjustments.
3. All signs for the Proposed Development shall be submitted
to the BZA for approval. The BZAencourages signs which
reflect a common theme with respect to design iaterials
and colors which are compatible with the architectural
theme of the proposed project.
4. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to speci-
r'ic:ations provided by the Fire Department.
5. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall besubmittedto the Planning Department for review and approval.
Fencing and landscape plans shall include the following
information:

b. Irrigation layout to include meter location, pipe
sizes, sprinkler head types, etc.
Fencing materials and detail drawing.
C. TO BE COMPLETED PRIOR TO FINAL INSP.'CTION:
1. Crystal Avenue shall be full-improved including street
trees, street signs, street a hts, fire hydrants, sewer
and water main extensions.
2. All utilities shall be installed underground.
3.Off-street parking facilities shall conform to Article 979.
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE OF OCCUPANCY:
1. Water supply shall b3 through the City of Huntington
Beach's water supply syystem.
2. Sewage disposal shall be through the City o Huntington
Beach's sewage system,
3. Basements for utilities or walkways shall be provided to
Department of Public Works standards.
4. The property shall participate in the local drainage
assessment district.
3..No structures, other than those shown on the approved
plot plan, snail be constructed within the project.
All applicable City Ordinances shall be compl ied with.
