Under the provisions of the Huntington Beach Ordinance
Code, the action taken by the Board of Zoning Adjustments
is final unless an appeal is filed to the 6lanning
Commission by you or an interested party. Said appeal
must be in writing and must set fcrth,in detail the
action and grounds by and upon which the appijcant or
interested party deems himself aggrieved. Said appeal
must be accompanied by a filing fee of seventy-five
($75.00) dollars and submitted to the Secretary of the
Planning Commission within ten (10) days of the date
of the Board's decision.
In your'case, the last day for filing an appeal and
paying the filing fee is 1/11/74
Provisions of the Huntington Beach Ordinance Code are
such that any application becomes null and void one (1)
year after the final approval, unless actual construction
has started.

CONnITIONS OF APPROVAL
ADMINISTRATIVE REVIEW NO. 73-224
A. TO BE COMPLETED PRIOR TO ISFUANCE OF BUILDING PERMITS :
1. The plot plan received 12;19 /13 shall be the approved
layout.
2. 18th Street , Acacia, and Alley shall be dedicated to
City standards at the time each parcel is developed.
3. Elevations of the proposed plan received 12/19 %x3 4hall
be the approved elevations.
4. The water , sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
5. All buildings on lots abutting a City easement shall be
set back five (5) feet from the edge of such easement.
6. Soil and compaction reports as rennired by the Building
Department and the Department of Public Works shall be
submitted to the City.
B. TO BE COMPLETED PRIOR TO FRAMING INSPECTION:
I. Fire alarm system conduit and appurtenances shall be
:±stalled by the developer at locations and to specifi-
cations provided by the Fire Department.
C. TO BE COMPLETED PRIOR TO F INAL INSPECTION:
1. 13th Street, Acacia, and Alley shall be fully improved
including street tree s , street signs, street lights,
fire hydrants , sewer and water main extensions.
2. All utilities shall be installed underground.
3. Off-street parking facii7.ties shall conform to Article
979.
There shall be no fence, structure or landscaping
constructed or maintained over 3 1/2 feet high within
a 10 ft. by 10 ft. triangular area at the intersection
of driveways and streets or within a 25 ft. by 25 ft-
triangular area at the intersection of streets.
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE. OF OCCUP?NCY:
1. Water supply shall be through the City of Huntington
Beach's water supply system.
2. Sewage disposal shall be through the City of Huntington
Beaches sewage system.
3. Basements for utilities or walkways shall be provided
to Department of Public Works standards.
4. The propert,• shall participate in the local drainage
assessment district.
5. No structures, other than those shown on the approved
plot plan, shall be constricted within the project.
6. All applicable City ordinances shall be complied with.
