ADMINISTRATIVE REVIEW NO. 74-12
Applicant: G. Louis Graziadio III
To permit the construction of a model complex pursuant to
S.9730.18 of the Huntington Beach Ordinance Code located on
the northwest corner of Warner and Sims in an R-3, high
density residential district.
Mr. John Johnson, representing the applicant, was present.
The Chairman informed the Board that the Environmental Review
Board granted Exemption Declaration No. 73-50 May 22, 1973.
Board discussed plans with applicant. The applicant's
representative stated that the proposed model homes would
be a short term project.
Board discussion followed. ,
Conditions of approval were discussed.
ON MOTION BY EADIE AND SECOND BY SPENCER ADMINISTRATIVE REVIEW
NO. 74-12 WAS APPROVED WITH THE FOLLOWING CONDITIONS AS
OIJTLINED AND AMENDED BY THE FOLLOWING 'VOTE:
1. Plot Plan received January 28, 1974 shall be the approved
.layout.
2. Lot 2 shall not be issued a certificate of occupancy
until such time as the units have ben sold in the
entire tract.
3. All on site signs shall be reviewed by the Building
Department and shall comply with Article 976.
4. All parts of S.9730.18 of the Huntington Beach Ordinance
Code shall be complied with relating to this site.
