The following is a list of code requirements deemed applicable to the proposed project based on plans stated above. The list is intended to assist the applicant by identifying requirements which must be satisfied during the various stages of project permitting and implementation. A list of conditions of approval adopted by the Planning Commission in conjunction with the requested entitlement(s), if any, will also be provided upon final project approval. If you have any questions regarding these requirements, please contact the Plan Reviewer. I. SPECIAL CONDITIONS: 1. None II. CODE ISSUES BASED ON PLANS & DRAWINGS SUBMITTED: 1. Project shall comply with the current state building codes adopted by the City at the time of permit application submittal. Currently they are 2010 California Building Code (CBC), 2010 California Mechanical Code (CMC), 2010 California Plumbing Code (CPC), 2010 California Electrical Code (CEC), 2010 California Energy Code and The Huntington Beach Municipal Code (HBMC). Compliance to all applicable state and local codes is required prior to issuance of building permit. Page 2 of 2 2. Provide building data including type of construction, occupancy group(s), building area, tenant floor area, and building with fire sprinkler system or not. 3. Provide building area analysis to show how it complies with Sections 503 and 506 of 2010 CBC. 4. For mixed use and occupancy, please comply with Section 508 of 2010 of CBC. 5. Submit egress plans to show how they comply with Chapter 10 of 2010 CBC. a. Provide occupant load calculations showing the occupant loads in each area. b. Provide calculations for the required width of exit doors. c. Two exits are required from Training areas. • Exit doors serving the Training areas must be swung in the direction of travel. Section 1008.1.2 of 2010 CBC. • All exit doors serving the training areas must have panic hardware. Section 1008.1.10 of 2010 CBC. • The separation between exit doors must comply with Section 1015.2 of 2010 CBC. 6. Provide compliance to disabled accessibility requirements of Chapter 11B of 2010 CBC. a. All restrooms must be accessible to disabled persons. Provide details and notes show how they comply with Section 1115B of 2010 of CBC. b. Site plan must comply with Section 1127B of 2010 CBC. • Show location of accessible parking stall(s) • Show accessible paths of travel from public sidewalk/accessible parking stall(s) to the building entrances along with maximum slope of 5%; and cross slope of 2%. • Show location of all curb ramps and truncated domes within the accessible paths of travel. c. Accessible parking stalls must comply with Section 11 29B of 2010 CBC. Provide details and notes show how they comply with Section 1129B. 7. Please provide plumbing fixture calculations to show how it comply with Table 4-1 of 2010 CPC. 8. Please check ventilation system due to changing the use of the spaces. 9. Please contact me or our office to review preliminary code analyses to examine any possible building code issue that may arise. Ill. COMMENTS: 1. In addition to all of the code requirements of the 2010 California Green Building Standards Code, specifically provide a Construction Waste Management Plan per Sections 4.408.2 and 5.408.1.1. 2.
