Dear Neighbors,
The City of Huntington Beach requires Neighborhood Notification of adjacent property owners when an
applicant proposes an addition along an existing non-conforming setback line when certain criteria is met.
This letter is to notify you that Kathleen Kampen is proposing a 205 square foot one story addition to an
existing detached storage room at 1013 Alabama st. The proposed application will comply with
development standards of the Huntington Beach Zoning and Subdivision Ordinance. Pursuant to the
City's Neighborhood Notification standards, you are encouraged to review the proposed plans for
compatibility issues, such as location and design as appropriate. Plans are available for review and
comment at the Planning Department for ten business days from Monday May 1,2006, through Thursday
May 11, 2006. The address and phone number of the Planning Department is: 2000 Main Street,
Third Floor, Huntington Beach, CA 92648, (714) 536·5271.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the
Planning Director at the end of the ten-day review period becomes final at the expiration of lO-day appeal
period. A person desiring to appeal the decision shall file a written notice of appeal to the Secretary of
the Planning Commission within ten calendar days of the date of the Planning Department's action. The
notice of appeal shall include the name and address of the appellant, the decision being appealed, and the
grounds for the appeal. A filing fee shall also accompany the notice of appeal. The appeal fee is $409.00
for a single-family dwelling property owner appealing the decision on his/her own property. The appeal
fee is $1,063.00 for all other appeals. The appeal period starts at the end of the lO-day review period.

1. A hardship exists upon the subject property because the Ordinance
Code was structured to apply to lotR with alley access.
2. 1\ precedent for this exception has been established by approval
of Conditional Exception No. 78-27 upon an identically situated property. ..
3. The access provided by the applicant meets the intent of the code
provision from which he seeks exception.
4. Standard findings as set out in Section 9811.1.1 of the Huntington
BAsch Ordinance Code.
CONDITIONS OF APPROVAL:
. A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS:
1. The conceptual plot plan and elevations received May 25, 1979,
shall be the approved layout, subject to the modifications
described herein:
a. Revise floor plan to provide a minimum three (3) foot
door from garage to area adjacent to entry of family room.
A plan delineating said modifications shall be submitted to
the Secretary of the Board. If such,plan complies with the
modifications nutlined by the Board, said plan shall be
approved and made a permanent part of the administrative
file.

Please be advi~ed that the Board of Zoning Adjustments reviews the
conceptual plan as a basic request for entttlement of the use applied
for in relation to the vicinity in which it is proposed. The con-
ceptual plan should not be construed asa precise' plan reflecting
conformance to all OrdinancQ Code requirements. ..
It is recommended that you immediately pursue completion of the
Conditions of Approval and address all requirements of the Huntington
Beach Ordinance Code in order to expedite the processing of your
total application. .'
