The previous tenant was Simmons Beautyrest Gallery. The original tenant was Gina's restaurant in 1970. The site currently has 42 parking spaces, a trash enclosure at the far NW corner, two driveways on Beach Blvd and one driveway on Holt Ave. The one-story building has a tiled/composite pitched-roof with a portico and columns in the front area. There are planters in the front area facing Beach Blvd. Neighboring businesses are a Pet Hospital to the North, Firestone to the South, and Office Max to the East. The multi-tenant residential units are located behind the proposed site (West). Site/Parking: The site will require a change of use from retail to restaurant per City Code. The site currently has 42 parking spaces, which is not sufficient for restaurant parking at 1 space per 60 sq.ft. The proposed building will be alteredlreduced to 2,607 gross sq.ft. and the site will be re-striped to add 3 additional parking spaces at 45 spaces total to meet the parking requirement for a restaurant. The site will also include a 182 sq.ft. outdoor seating area. Under the City code if outdoor seating is under 400 sq.ft. only one parking space is required per 200 sq.ft. The additional 3 parking spaces should meet this requirement. Building Design/Landscape: Around 830 sq.ft. will be demo'd from the rear of the building to reduce the square footage of the space in order to meet the parking requirement. The storefront columns/portico will be demo'd to create more light into the proposed space. The pitched roof will be demo'd to decrease the volume and the ceiling height, but the elevation/storefront height will be increased to create an exterior soffit/canopy. The new exterior design is a simple, contemporary design, which is light and airy with an open/glass storefront. The canopy and the exterior stucco walls will be painted Chipotle signature colors, red and flannel gray. The storefront doors are Chipotle trade dress wood doors. Per the City Code, more than 6% of the site will be landscaped with required/recommended shrubs and trees. Signage: There are four proposed signs for Chipotle remodel. All three North, South and East signs are 44 sq.f.t x.75 multiplier is 33 sq.ft each and 99 sq.ft. total. Chipotle is refacing the existing pylon sign at 53.4 sq.ft. Operations: Chipotle Mexican Grill is a fast-casual restaurant serving a fresh/healthy Mexican fare with natural, quality ingredients, "Food with Integrity". The Denver Colorado based company's concept is to offer a simple menu of great food prepared fresh each day, using many of the same cooking techniques as gourmet restaurants. Then serve the food quickly in a contemporary atmosphere. Chipotle will operate 11:00am to 1O:00pm Monday thru Sunday. They will have around 8-10 employees per shift with two shifts per day. Chipotle customers can customize their order of burritos, tacos, salad etc. at the counter and find their own seating in interior customer dining area or the 182 sq.ft. outdoor seating.
