We, the owners of 421 8th St., are applying for a zoning change for the property.
We would like to renovate the Historical Evangeline Hotel into a multi-family (3)
residential stacking flats and demo a detached garage that will be replaced with a
functioning three car garage.
We do not intend to move the structure or change its elevations. The building already
exists on the property. We do intend to remove the dilapidated garage in the rear and
replace it with a proper functioning garage. The new garage will be roughly the same
square footage as the old one. However, it will actually provide parking spaces. The
current garage does not provide any parking space. It was used mainly for laundry and
storage.
This property and building was purchased by our three families. We would like to
convert each floor of the building into a two bedroom unit. Each family would have their
own unit to have as a second home and as a vacation property.
We would like to bring the beautiful structure back to its former glory and restore the
exterior to resemble the original Evangeline Hotel.
The property is surrounded on all sides by residential homes. The lot to the North is an
empty vacant lot with no development what so ever.
The proposed use of the building will be for residential use. It will be a multi-family unit
that will serve as vacation homes for three families (our families).
Description of the population served:
The main population served will be the three families who will use the units (our
families).
The immediate neighbors and community will benefit with the restoration of the
property. The Evangeline will be transformed from a run down dilapidated structure back
to the beautiful building it was before. It will no longer be an eye sore. It will become the
jewel of the neighborhood. Home values in the area will increase. The building will show
development in the area and attract more development.
Our proposed plan will reduce the number of bedrooms from 18 to 6. This will reduce
traffic and also remove the problematic transient renters.
The existing property supplies no additional parking other than on the street in the front
of the building. Our plan will create seven new parking areas. The City of Hunting Beach
will benefit and gain the new desired set backs for the rear lane.
The local trade workers will also benefit. They will gain employment from the project.
This project has many positives and will benefit all involved. It will benefit the
neighbors, the owners, the city, the community, the historians and all others concerned.
The Evangeline Hotel is one of Huntington Beach's most significant historical structures.
Allowing this project to move forward will secure the fate of this amazing building.
Redeveloping the Evangeline will allow the City of Huntington Beach, its residents and
visitors to enjoy this structure for another 100 years. This is a great project and we are
very passionate about it. Please consider our proposal and help us save the Evangeline.
