However, there is one outstanding issue that is pending as I draft your Notice of Action letter. The Planning Division is awaiting comments from the City's Transportation Manager regarding the updated Circulation Element of our General Plan and how it affects Adams Avenue and 10111 Adams Avenue. Once I have a response from Transportation, I will complete your Notice of Action and send you a copy via email and U.S. Standard Mail. For your information, below is a list of the conditions that staff will be applying to our approval of your permit: 1. The site plan and floor plan received and dated January 22, 2013, shall be the conceptually approved layout. 2. The maximum number of students/patrons utilizing the facility at any time shall not exceed the number of parking spaces allocated to the tenant space. Based on the occupied floor area (approximately 1,274 sq. ft.) and the applicable parking standard of one parking space per 200 square-feet, the number of parking spaces allocated is 6. Therefore, the number of students shall not exceed 6 during any session. Additionally, the instructional area shall not exceed 75 percent of the total floor area occupied by the personal enrichment use, or 955.5 square feet. 3. If the applicant can demonstrate (by a parking analysis) that additional parking spaces may be allocated to the tenant space, then the increase in the maximum number of students at a time may be permitted subject to review and approval by the Planning Division and issuance of a new Certificate of Occupancy by the Building Division. No new Administrative Permit shall be required. Your patience is greatly appreciated as we work to finalize your Notice of Action (conditional approval) for AP 13-002.
