HomeMy WebLinkAboutAdministrative Permit CDP2012009 - Project Description07-31-12 RECEIVED AUG 01 2012 WRITTEN NARRATIVE Dept. of Planning & Building 502 CALIFORNIA STREET The existing project site is composed of a 6,480 s.f. lot with an existing 1188 s.f. single family residence with an existing attached one car garage and detached two car garage. The proposed development involves converting the attached garaged to living space, adding a 284 s.f. addition and demolishing the detached garage to make room for a new six car garage (in addition to two open parking spaces) with two 663 s.f. apartment units over the garages. The existing dwelling will continue to be occupied by the property owner, while the two new units will be rented. The surrounding neighborhood is a mix of single and multi-family residences. We are requesting an Administrative Permit to allow a lot coverage of 54% instead of 50%. We've exceeded the lot coverage requirements because we've included second story decks in the design. Without the decks, the lot coverage would be less than 50%. We have exceeded the basic open space requirements for the project by 16% (789 s.f. required/917 s.f. proposed). Additionally, we're eligible for a reduction of the required open space requirement to 10% of the livable area due to the project being within 1,000 feet of a public park (this would make our open space requirement 315 s.f.). The purpose of the decks is to make the project more attractive by breaking up the massing, adding articulation, adding additional design elements such as the decorative railing and tying the remodeled existing residence and new residences together as a cohesive whole through the repetition of elements.
