Box 145, Huntington Beach, CA 92648 Applicant: Mark Blumer - Crane Architectural Group, 110 E. Wilshire Avenue, Suite 300, Fullerton, CA 92832 Request: CDP: To permit the construction of an approximately 4,192 sq. ft., two-story detached residential building containing two (2) residential units on a site with an existing single- family residence. The proposed building will consist of two (2) one-bedroom 667 sq. ft. units on the second floor and a 1,231 sq. ft. enclosed garage. The project will result in a total of three onsite units. AP: To permit a waiver of development standards to permit a total lot coverage of 54% in lieu of a maximum 50% permitted for an addition to an existing single-family residence and construction of a new two-story residential duplex. Location: 502 California Street, 92648 (northeast corner of California Street and Elmira Avenue) Dear Mr. Blumer, NOTICE IS HEREBY GIVEN that the Planning and Building Department has reviewed the above project received and dated August 1, 2012, and has deemed the application complete and accepted for processing. You will be notified when your project is scheduled for hearing. Your item is tentatively scheduled before the Zoning Administrator on September 19, 2012 at 1:30 pm (Room B-8, lower level). You will receive an agenda and executive summary of the staff report in the following weeks. Please note, the applicant/appellant is allowed to address the Zoning Administrator up to the pre-set amount of time for each hearing body. Additional presentation time may be granted if pre-arranged with the Chair of the hearing body. Please contact staff prior to the meeting if additional time will be needed to address the hearing body. If the Zoning Administrator approves your application, a check in the amount of $50 and payable to the County of Orange must be received within three days of the approval. This check represents the fee necessary to post a Notice of Exemption stating that the project is exempt from the California Environmental Quality Act. The comments from the other City departments will be provided as they are received by the Planning and Building Department. Please contact the respective departments to discuss their comments.
