You will be notified when your project is scheduled for review before the Zoning Administrator. Please note the applicant is allowed to present to the Zoning Administrator up to the pre-set amount of time for each hearing body. If you would like more time for a detailed presentation with PowerPoint, please contact staff prior to the meeting to make arrangements. Also, if you have handouts or presentation materials, please make sure you have sufficient copies for all in attendance. If the Zoning Administrator approves your application, a check in the amount of $50 and payable to the County of Orange must be received within two days of the approval. This check represents the fee necessary to post a Notice of Exemption stating that the project is exempt from the California Environmental Quality Act. The following information and/or corrections are requested in order for the Planning Division to deem your application complete and continue the review process of your application: MINIMUM APPLICATION REQUIREMENTS 1. An Administrative Permit application ($1,090 application fee) is required for an addition to a nonconforming structure proposed to be constructed at the existing nonconforming rear yard setback. The Administrative Permit will be reviewed by the Zoning Administrator along with the Coastal Development Permit. 2. Dimension height of the house from the highest adjacent curb to the top of slab and to the roof peak on all elevations. CODE REQUIREMENTS 1. Per Section 210.06(S)(1) of the HBZSO, a minimum 40% of the front yard shall be landscaped. Provide the location and square footage of the required landscaped area(s). Notice of Filing Status: CDP 13- April 11, 2013 Page 2 of 2 0 2. Per Section 230.68 of the HBZSO, balconies could project only 3 ft. into the required rear yard setback area. The second floor deck/balcony is proposed to project 4 ft. into the required rear yard setback area. Revise the plans to comply with this requirement or request for a deviation from this requirement. Any deviation from this requirement may be granted with a Variance. Variances (application fee of $2,923) for deviations less than 20 percent shall be acted on by the Zoning Administrator. Variances (application fee of $4,234) for deviation exceeding 20 percent shall be acted on by the Planning Commission. 3. Per Section 232.08(B)(1) of the HBZSO, each single family residential lot less than 45 feet in width shall have one 24-inch box tree planted within the front setback area. One 24-inch box tree shall also be planted in the streetside yard adjacent to a street without a parkway. Provide the location of the required tree(s) on the site plan. OTHER DEPARTMENT COMMENTS The comments from the other City departments will be provided as they are received by the Planning Division. Please contact the respective departments to discuss their comments. Upon receipt of this letter, the Planning and Building Department provides an opportunity for the applicant to seek clarification or a "Second Opinion" of the issues or requirements listed herein. The department offers an Ombudsman/Second Opinion Services person that you may contact to discuss these issues. Please contact Jason Kelley at (714) 374-1553 if you would like to pursue this service. Also, the department encourages you to schedule an appointment with your assigned project planner when you are ready to re-submit plans/drawings. This service is provided to help you understand the minimum requirements of your application and to work toward deeming the application complete. This meeting is to ensure you address all the issues contained within this letter and to help streamline the process so that your application is scheduled in a timely matter.
