LOT LINE ADJUSTMENT NO. 99-
NARRATIVE
February 12, 1999
Lot Line Adjustment No. 99- is a request by PLC Land Company and Aera Energy LLC
to adjust the property line between two adjoining parcels of land located west of
Goldenwest Street and south of Palm Avenue. The boundary adjustment is to be
followed by an exchange of deeds quitclaiming each party's interest in the areas to the
adjoining owner. The property exchange is part of a March 1996 agreement between
PLC and Aera Energy's predecessor, CalResources.
As currently configured, PLC's ownership is 58.07 acres and Aera's is 93.41 acres. The
lot line adjustment will reconfigure the boundary such that 2.16 acres of PLC property
located along Palm Avenue will be added to the Aera property. In exchange, 1.73 acres
of Aera property located near Goldenwest Street will be added to PLC's property. Legal
descriptions for the properties are attached.
The PLC property is a vacant prior oilfield. Existing improvements include a perimeter
masonry wall, landscaping and street and sidewalk improvements along Palm Avenue
and portions of Goldenwest Street. In addition to the existing wall and landscaping, the
area to be exchanged to Aera includes a number of above- and below-ground oil pipelines
and underground electrical utility lines associated with Aera's oil operations. The Aera
property is involved with ongoing onshore and offshore oil and gas production and
developed with several office and shop buildings and numerous production facilities.
The area to be exchanged to PLC is mostly vacant and includes a small masonry structure
to be demolished and a chemical storage yard, which is proposed to be relocated to
another location by Aera.
Aera plans to continue to utilize the area added to its property as currently improved.
PLC plans to incorporate the area added to its property for residential and landscaped
open space uses as part of the Palm and Goldenwest Specific Plan development.
Improvements to the properties will be addressed with future subdivision and
improvement proposals.
