NOTICE OF PUBLIC HEARING
BEFORE THE ZONING ADMINISTRATOR
You are receiving this Notice of Public Hearing because you either own property, are a
resident, or conduct business within close proximity of the item checked below. The
Zoning Administrator Public Hearing is scheduled for:

ALL INTERESTED PERSONS are invited to attend said hearing and express opinions or
submit evidence for or against the application as outlined below. A copy of the
application is on file in the Planning Department, 2000 Main Street, Huntington Beach,
California 92648, for review by the public. If you challenge the Zoning Administrator's
action in court, you may be limited to raising only those issues you or someone else
raised at the public hearing described in this notice, or in written correspondence
delivered to the City at, or prior to, the public hearing. If there are an further uestions

NOTICE IS HEREBY GIVEN that the Zoning Administrator will hear the following items:
01. COASTAL DEVELOPMENT PERMIT NO. 07-012 GUARDI RESIDENCE :
Applicant: Andre and Shelly Guardi Request: To permit construction of an
approximately 4,100 sq. ft. two-story single-family dwelling. The request includes a
review and analysis for compliance with the Infill Lot Ordinance. The Infill Lot
Ordinance encourages adjacent property owners to review proposed development for
compatibility/ privacy issues, such as window alignments, buildingpad height, and floor

front yard setback of 10 ft. in lieu of the minimum required front yard setback of 15 ft.

CONVERSION : Applicant: MAM Socal Inc. Request: To permit the subdivision of
one parcel currently developed with an approximately 23,217 sq. ft. building located
within an existing industrial business center for condominium purposes. The
subdivision will consist of 2 industrial condominium units for a total of 5 condominium
units (3 detached and 2 attached) within the existing industrial business center.

NOTICE IS HEREBY GIVEN that Items #1. 2 & 3 are categorically exempt from the provisions
of the California Environmental Quality Act
NOTICE IS HEREBY GIVEN that Item #1 is located in the appealable jurisdiction of the
Coastal Zone and includes Coastal Development Permit No. 2007-012, filed on October 2,
2007, in conjunction with the above request. The Coastal Development Permit hearing
consists of a public hearing, Zoning Administrator discussion and action. The Zoning
Administrator's action may be appealed to the Planning Commission within 10 working days
accompanied by an appeal fee set by City Council resolution. Item #1 may be appealed to the
Coastal Commission, South Coast Area Office, 200 Oceangate, 10th Floor, Suite 1000, Long
Beach, CA 90802-4302, after exhaustion of city appeals or if Title 14, Section 13573 of the
California Administrative Code is applicable.
