Thefollowingis a list of coderequirementsdeemedapplicableto the proposedprojectbasedonplans
receivedanddated September9th,2014. The list is intendedto assistthe applicantby identifying
commoncoderequirementswhichmustbesatisfiedduringthe variousstagesof projectpermittingand
implementation.A listof conditionsof approvaladoptedbythe PlanningCommissionin conjunctionwith
the requestedentitlement(s),if any,will alsobe provideduponfinal projectapproval. The review
commentsbeloware notto beconstruedas beingall inclusive.The projectis requiredto complywith
all ofthe adoptedBuilding,Fire,and MunicipalCodesineffectat the time ofgradingand building
plansubmittalfor permitissuance.Ifyou haveanyquestionsregardingthese requirements,please

PRIORTO DEMOLITION,SITEDEVELOPMENT,BUILDINGPERMITS,AND/OR
CONSTRUCTION,THEFOLLOWINGSHALLBE REQUIRED:
FireApparatus Access
Thefollowingitemsshall becompletedpriorto issuanceofa certificateof occupancy.
The Existing Fire Access Roads shall be maintained so their current widths do not diminish.
There are existing access roads on the north and west side of the 20002 Brookhurst building
that do not comply with City Specification # 401,MinimumStandardsfor FireApparatusAccess.
These roads widths are acceptable, but shall not diminish any further than the 20 foot and 22
foot widths. The other access road widths on the property that are 26 and 29 feet shall not
diminish is size either. The existing turning radii shall not be diminished from the restriping of

the parkingspaces nearthe20002Brookhurstproperty. Ifthe turningradiusin anyareais
altereditwill needto complywith the radiirequirementsstatedin CitySpecification# 401,
MinimumStandardsforFireApparatusAccess.Theturningradiiwould requirefor cleartravel
of a minimumof 17feet innerradiusand45 feetouterradiuson allcorners.(FD)
No Parking shall be allowedinthe designated24footwidefire apparatusaccessroador
supplementalfire accessperCitySpecification# 415. ForFireDepartmentapproval,reference
anddemonstratecompliancewith CitySpecification# 415 MinimumStandardsfor Fire
ApparatusAccess onthe plans.(FD)
Fire Lanes,as determinedbythe Fire Department,shall be posted,marked,and maintained
perCitySpecification#415,FireLanesSignageandMarkingson Private,Residential,
Commercialand IndustrialProperties.Thesiteplanshallclearlyidentifyall redfire lanecurbs,
bothin locationand lengthof run.The locationof fire lanesignsshallbe depicted.Noparking
shallbeallowedin thedesignated24 footwidefire apparatusaccessroador supplementalfire
accessperCitySpecification# 415. For FireDepartmentapproval,referenceanddemonstrate
compliancewith CitySpecification# 401 MinimumStandardsfor FireApparatusAccessonthe
plans.(FD)
FireProtectionSystems
Thefollowingitemsshall becompletedpriorto issuanceofa certificateof occupancy.
Fire Extinguishers shallbe installedand locatedin allareasto complywith HuntingtonBeach
FireCodestandardsfoundin CitySpecification#424.The minimumrequireddry chemicalfire
extinguishersize is 2A 10BCandshall be installedwithin75feettraveldistanceto allportionsof
the building.Extinguishersare requiredto beservicedor replacedannually.(FD)
Fire Alarm System isrequiredto be modifiedto accommodatethe requirementsofthe new
occupancies/floorplans. Ifbuildingdoes nothavea fire alarmsystem,a newfire alarmsystem
is not required. For FireDepartmentapproval,shopdrawingsshallbe submittedto the Fire
Departmentas separateplansfor permitsandapproval.ForFireDepartmentapproval,
referenceand demonstratecompliancewith CFCChapter9 and NFPA72on the plans. A 0-10
electricalcontractor,certifiedinfire alarmsystems,mustcertifythe systemis operational
annually.(FD)
Automatic Fire Sprinklers will be requiredto beequippedwith a fire sprinklersystem.
Section17.56.450of the HBMCstatesthat ifa buildingremovesthe entireroofstructureduring
the improvementprojectthatsection903of the CFCshallapplyto the project. The
aforementionedcodesectionalsostatesthat ifsquarefootageis beingaddedto anyof the
buildings,thenfire sprinklerswill also be requiredinthosebuildings.
Note: 2002 Brookhurstisrequiredto beequippedwith a fire sprinklersincethe
entireroofstructurewill be removedduringthe improvementproject(removalof
entiresecondfloorand roofstructure). Also ifthesquarefootageoftheother
three buildingsincreases,thensprinklerswill berequiredinthosebuildings.

Automaticfire sprinklerswill be designedand installedto complywith all NFPA13
standards.
Separateplans(twosets)shallbe submittedto the FireDepartmentfor permitsand
approval.
Fire DepartmentConnections(FDC)to the automaticfire sprinklersystemsshall be locatedin
an approvedlocation.(FD)
Fire PersonnelAccess
Main SecuredBuildingEntriesaccessshallbe provided,utilizinga KNOX®FireDepartment
Access KeyBox, installedand in compliancewith CitySpecification#403, FireAccessfor
PedestrianorVehicularSecurityGates& Buildings.Theapproximatelocationof the system
controlsshallbe notedonthe plans.Referencecomplianceinthe plannotes.(FD)
BuildingConstruction
The followingitemsshall becompletedpriorto issuanceof a certificateof occupancy.
Exit Signsand Exit PathMarkingswill be providedin compliancewith the HuntingtonBeach
FireCodeandTitle 24 ofthe CaliforniaAdministrativeCode.Referencecomplianceinthe plan
notes.(FD)
EgressIllumination/EmergencyExitLightingwith emergencyback-uppoweris required.
Providemeansof egressilluminationper HBFC604.2.4and UBC1003.2.9.(FD)
Exit Waysand AislesPlan is requiredfor this project.HBFCsection408.2.1.Plansshallbe
submittedindicatingthe seatingarrangement,locationandwidth ofexitwaysand aislesfor
approvalandan approvedcopyof the planshallbe keptondisplayon the premises.(FD)
THEFOLLOWINGCONDITIONSSHALLBE MAINTAINEDDURINGCONSTRUCTION:
a.Fire/EmergencyAccessand SiteSafetyshallbe maintainedduringprojectconstructionphasesin
compliancewith CFCChapter33, FireSafetyDuringConstructionAnd Demolition.(FD)
OTHER:
a.OutsideCity Consultants:The FireDepartmentreviewofthis projectandsubsequentplansmay
requirethe useof Cityconsultants. The HuntingtonBeachCityCouncilapprovedfee schedule
allowsthe FireDepartmentto recoverconsultantfeesfromthe applicant,developeror other
responsibleparty.(FD)
