The following information and/or correctionsare requested in order for the Planning and Building Departmentto deem your application complete and continue the review process of your application: MINIMUMAPPLICATIONREQUIREMENTS: 1. Provide a site plan conformingto the following requirements: draw plans to scale and indicate scale—the scale on the site plan is incorrect the north direction arrow on the site plan is incorrect—the north direction arrow points west instead of north plot entire parcel and dimension all pertinentdata such as: property lines—the property dimensions are incorrect; the dimensions are approximately 280 ft. by 300 ft. striping requirements for new parking spaces along Building C (20052 Brookhurst Street) wheel stops for new parking spaces along BuildingC (20052 Brookhurst Street) Notice of Filing Status: IPZR No. -004 • September 25, 2014 Page 2 of 2 OTHER RELEVANT INFORMATION Verify the landscaping required and provided on the site plan. The landscaping required is 7,140 sq. ft. (6% of 119,000 sq. ft.) and not 7,598 sq. ft. The landscaping provided is 7,932 sq. ft. (7% of 119,000 sq. ft.) and not 8,334 sq. ft. as indicated on the site plan. The following comments are from the PublicWorks Department: An accessible path from the public right-of-way to the site at the intersection of Brookhurst Street and Adams Avenue would needto be provided. Vehicles exiting the first parking space south of the Brookhurst Street driveway would back into the entry area of vehicles entering the site from northbound Brookhurst Street. The north wall of BuildingA is further north on the survey than the north wall of Building A on the proposed site plan. Hasthe building line moved south? Please submit the above-noted information and/or corrections as soon as possible in order for the Planning Division to continue the review process of your request. Please note that changes to your plans and receipt of new information will be reviewed for zoning compliance during entitlement processing and/or plan check. 1. Per Section 232.08.B.4 of the Huntington Beach Zoning and Subdivision Ordinance, nonresidential developments shall have one 36-inch box tree for each 45 lineal feet of street frontage placed within the first 15 feet of the setback area adjacent to a street. Based on frontage of approximately 280 feet on Adams Avenue, 7 trees would be required. Based on frontage of approximately 300 ft on Brookhurst Street, 7 trees would be required. The ron ages. DESIGNRECOMMENDATIONS The following items are staff recommendationto improvethe design of the project: Consider incorporating Frazee Paint CL 1585D 'Kenricia' paint color to BuildingsA and C to create a more unified center. Consider adding a vertical elementto the other end of Building B along the west elevation.
