Pleasebe advisedthat aNotice of Filing Status letterwillbe sentto youregardingthe statas/completeness
of your enutlement(s) notifying you of the pending hearing date within 30 days of receipt of the
entitlement(s) atthe zoningcounter. The letterwill indicateoneofthe followingcircumstances:
Entitlement Deemed Incomplete; additional information is required (e.g., revised plans,
supplementalplans, environmentalinformation,additionalentitlements,etc.); or
ID Entitlement Deemed Complete; theProject Planneris continningto processyour entitlement(s)
and you will be notified as to when your projectwill be scheduled for a hearing by (1) the
Design ReviewBoard, (2)the ZoningAdministrator,or (3) thePlanningCommission.
The three scenarios listedbelow arethe subsequentstepstotheabovenotification:
If the project issubjectto Planning Commission review,a staffreport witha full analysisof the
proposal will beprepared. Your plansand supplementalinformationwill be attachedtothe staff
report. A copyofthe staff report willbe mailedtoyoupriorto thehearing;
If the project is scheduled forZoning Administrator review, an executive summarywith staff s
recommendation for the project will be prepared. A copy of the executive summarywill be
mailed to youpriorto the hearing;
If the project is scheduled for Design Review Board action, no staff report will be prepared,
however staffwill adviseyou of thestaff recommendationprior to the meeting.
Generally, the complete processing time from submittal to final action by the reviewing body and
expiration ofthe appealperiodis as follows:
Design ReviewBoard: 30-45days(dependentuponthe complexityofyour project)
Zoning Administrator:2-3months(dependentuponthe complexity ofyour project)
El Planning Commission: 4-6 months(dependentuponthe complexityofyour project)
