The proposed project requires a CoastalDevelopment Permit and a lot line adjustment.
This isa proposal for athree story singlefamily residencewith the following squarefootages:
Firstfloor 1138.08sf
Secondfloor 1478.97sf
Third floor 1490.68sf
2 car Garage 359.42 sf
There are three small cottages on the existing lots, and a singlefamily residenceon the
adjacent property to north. Tothe south isthe beachaccess,to the west isthe beach,and to
the east isexisting parking lot with a green belt. Thisproject will involve a lot line adjustment
to divide the two lots more equitably sothat two separate singlefamily homes will be built on
each. The proposed project will in no way be detrimental to the neighborhood; in fact it will
better the neighborhood with an architecturally interesting home that capitalizeson the view
while paying specialattention to maintain privacyfor adjacent properties. There will be no
adverseeffect on the environment, nor on any parking.
