Subject: Concept Approval for 16581South PacificAvenue, SunsetBeach
Project Description: The applicant proposesto construct a new 3-story residence of 4,331 squarefeet of
habitable space,plus a 75 squarefoot balcony and a425 squarefoot attached garage,on the site of a
residencethat burned in 2011, with the remains demolished per OrangeCounty FireAuthority order.
The home is located in the Sunset BeachResidential (SBR)District of the SunsetBeachSpecificPlan/
LocalCoastalProgram. The subject lot hasan area of 2250 sq.ft., along South PacificAvenue.
The proposed work would comply with development standards of the SpecificPlan/ LocalCoastalPlan,
including side and rear setbacks,building height, and open area. For BeachFront Building Sites,the
front set back(South Pacific)is: 5 feet on ground floor, 6 inchesabove ground floor. A minimum 10"
setback is provided above the ground floor.
Sidesetbacksadjacent to other building sites: 3 feet all floors - Sec.7-9-128 of the OrangeCounty
Zoning Codeis not applicable except for decksproviding accesson ground floor. There are no proposed
roof eavesprojecting into the minimum side yard setback of 3 feet, noting the SpecificPlan/ Local
CoastalProgram regulations do not clearly address roof eave projections.
Rearsetback (on the sand): None required. Smallportions of the structure are at 0", asseenon the third
floor southeast elevation.
