Proposed addition approximately 21' by 19'off the main house into the rear backyard of the
subject property.
This will create an additional 399 square feet to the home but will also leave a 380 square foot
backyard.
The additionwill be used to relocate the master bedroom & create two walk in closets, one for
each of the two bedrooms. Within the existing home, the floorplan will be modified
to create a new master bathroom, enlarge the second bedroom. The furnace & water heater
closet will be relocated to make room for a larger dining area off the kitchen. The hours of
operation will be determined by the general contractor but will be in compliance with any City
restrictions.
The reason for the addition is to create a much needed 2nd bathroom, create a functional
dining area, increase the size of the closets & bedroomsfor an overall better functioning home.
The environmental benefits will include the replacementof a 38 gallon water heater with a
tankless water heating system and the addition of solar tubes to reduce the use of electricity.
The increased square footage, floorplan changes & addition of a second bathroom will greatly
increase the value & functionality of the home.
I purchased the home in July 2002 & currently live here with my wife & 7 year old daughter.
The proposed addition will greatly benefit the family creating more space, a suitable area to
dine together and a much needed second bathroom. Mywife and I bothwork Monday thru
Friday and our daughter is in school as well. Three people all trying to get ready at the same
time for the work/school day in 1 very small bathroom is very problematic.And just a few

away from having a pre teen daughter will add to the difficulty.
The proposed addition will also benefit any future owner of the home as these changes are
general in nature and not custom to the needs of the current owner & family. The subject
property will maintain the overall architectural look of the original home and will still have space
for a backyard.
The reasons for initiating this application is to requestthe City to reconsider it's 50/50 rule of
improvement size vs. lot size. The lot size.of the subject property is 3,307.50. Currently the
property has a 2 car detached garage which is480 square feet and a 2 bedroom 1 bathroom
house which is approx. 915 square feet for an approx. total of 1,395 improved square feet. The
proposed addition will increase the overall improvedsquare footage to a total of 1,794.
The surrounding uses to the immediate North, South, East & West are all residential.
There are some residential multi family structures, but mostly 1, 2 & 3 story single family
homes.
