3. BuildingDesign
Site specific architectural design is strongly
encouraged. Corporate or franchise design
solutionsarestronglydiscouraged.
All structures on the site (including kiosks, car
washbuildings,gaspumpcolumns,etc.)shouldbe
architecturallyconsistentand relatedto an overall
architecturaltheme.
All building elevations should be architecturally
enhanced.
High quality building materials are encouraged.
Reflective, glossy, and fluorescent surfaces are
discouraged.
The roof design of all structures,includingpump
canopies,should incorporateroof treatmentswith
a low to moderatepitch. Flat roofs or mansard
roof applicationsare stronglydiscouragedunless
they are consistent with an established
architecturaltheme.

Gas pump canopies should not be internally
illuminated. Lightfixturesshouldberecessedinto
the canopy.
Each gas pump islandshouldincludestackingfor
at least two vehicles (40-feet) onsite, on at least

orienteduses that are characterizedby large areas of
paving.
SitePlanning
The site design for corner and mid-block sites
shouldconveya stronglinktothe streetorcorner.
The site should be designed to accommodate,
anticipated circulation patterns and minimize
paving.
Drivewaycuts should be limitedto two per site,
unlessotherwiseallowedby the CityEngineerfor

Your application was acted upon by the Huntington Beach Board of
Zoning Adjustments on February 20, 1985, and your request was
Conditionally Approved.
Unaer the provisions of the Huntington Beach Ordinance Code, the
action taken by the Board of Zoning Adjustments is final unless an
appsal is filed to the.Planning Comm',sion by you or by an
interested party. Said appeal must be in writing and must set forth
in detail the action anti-yrounas by which lhe applicant or
interested party deems himself aggrieved. Said appeal must be
accompanieo by a tiling fee of One Hunarea and Sixty-five Dollars
(S165.00) and submitteato the Secretary of the Planning Commission
within ten (10) days of the date of the Board's decision.
The last day for filing an appeal and paying the filing fee for the
above noted application is March 2, 1985.
Provisions of the Huntington Beach Ordinance Code are such that-any
application becomes null and void one (1) year after the final
approval, unless actual constructien has begun.

FINDINGS FOR APPROVAL:
1. The establishment, aaintenance ana operation of the use will
not be detrimental to:
The general welfare of persons residing or working in the
vicinity:
Property aneimproVements in the vicinity of such use or
ouilding.
2. The granting of the use permit will not adversely affect the
General Plan of the City of Huntington Beach.
3. The proposal is consistent with the City's General Plan of Land
Use.
4. Measures have been incorporated into the project to aad
additional landscaping, additional parking and buffering from
adjacent residential property.
CONDITIONS OF APPRC AL:
A revised site plan shall be scbmitted to the Secretary of the
BOard for approval aepicting the modifications desqribed in
tonditional Exception No. 84-74. Elevations snhv±tted January
25, 1985, shall be the approved conceptual'plans.
Prior to issuance of building permits, the applicant shall
submit the following plans:
covya. Landscape, tree screening and irrigation plans to the
Department of Development Services and Public Works for
review and approval.
b. Rooftop Mechanical Equipment Plan. Said plan shall
indicate scrdining of all rooftop mechanical equipment and
shall delineate the type of material proposed to screen
said equipment.
c. Addition of an extension wall three feet (3'1 in height to
the existing wall along the easterly property line. This
extension shall be placed from the most southerly line to a
point 285 feet northerly or to the existing split face
block wall. The existing wall,and the extension wall shell
be designed to incorporate and be installed with
all-weather acoustical sound-absorbing material approved by
an Acoustical 'Engineerand the Department of Development
Services.

reciprocal driveway and parking easements between the sites. A

Attorney as to form and content and, when approved, shall be
recorded in the Oftice of the County Recorder and a copy filea

Dear Ms. Arabe,
Thank you for your most review of our submittal. In the review you brought
up a great suggestion. And that is to study the idea of changing the existing
diagonal parking on site to ninety degrees.
Enclosed is a revised design that shows the ninety degree parking and it does
significantly increase the amount of parking on site.
In the note back, you mentioned 212parking stalls as the base number on site.
Jillwe respectfully disagree with that. We have been to the site to measure,
and count every single stall. The base number of parking stalls on site is as we
provided on the Site Data Summary sheet; 202Stalls.
The new plan that we have prepared shows that we can re-stripe, add a 150
foot drive through lane, and add a car wash, and provide 212Parking Stalls.
We'd like the ten additional stalls to be used to support the car wash which
requires ten stalls.
In this scheme we'd have a very limited outdoor seating for Hot Off the Grill.
And we would eliminate driveways to alleviate the concerns with that.
We'd like for you to review this new scheme. We think it resolves the concerns
that have been brought up.
