ObtainingotherCitydepartment'scommentsrelativetotheproject;
Coordinatinganynecessarycommunitymeetings;
Preparinga staffreportandrecommendation(approval/denial)withsuggestedfindingsandconditionsof
approval
Schedulingtheprojectforapublichearing;and
Assistingyouwithanyfollow-upactionsand/orconditionsofapproval.

Entitlement Deemed Incomplete; additionalinformationis required (e.g., revised plans,

Thethreescenarioslistedbelowarethesubsequentstepstotheabovenotification:
IftheprojectissubjecttoPlanningCommissionreview,a staffreportwithafullanalysisofthe
proposalwillbeprepared.Yourplansandsupplementalinformationwillbeattachedtothestaff
report.Acopyofthestaffreportwillbemailedtoyoupriortothehearing;
IftheprojectisscheduledforZoningAdministratorreview,anexecutivesummarywithstaff's
recommendationfor the projectwillbe prepared. A copyof the executivesummarywill be
mailedtoyoupriortothehearing;
If the projectis scheduledforDesignReviewBoard action,no staffreportwillbe prepared,
howeverstaffwilladviseyouofthestaffrecommendationpriortothemeeting.
Generally,the completeprocessingtime from submittalto final action by the reviewingbodyand
expirationoftheappealperiodisasfollows:
DesignReviewBoard: 30-45days(dependentuponthecomplexityofyourproject)
ZoningAdministrator: 2-3months(dependentuponthecomplexityofyourproject)
PlanningCommission: 4-6 months(dependentuponthecomplexityofyourproject)

environmentaldocumentsareinvolved,additionalprocessingtimeisnecessary.
