as a basic requestfor entitlementof the use appliedfor and there may be additional
requirementspriorto issuanceof buildingpermits. It is recommendedthat you immediately
pursuecompletionoftheconditionsof approvalandaddressallrequirementsoftheHuntington
Beach Zoning and Subdivision Ordinance (HBZSO) in , order to expedite the
processing/completionof your project. The conceptualplan shouldnot be construedas a
preciseplan,reflectingconformanceto allZoningandSubdivisionOrdinancerequirements.
Under the provisionsof the HBZSO,the actiontaken by the Departmentof Community
Developmentis final unlessan appealis filedto'the PlanningCommissionby you or by an

DivisionrevisedinaccordancewithConditionNo.1.
3. FireAccessRoadsshallbe providedand maintainedin compliancewith CitySpecification# 401,
MinimumStandardsfor FireApparatusAccess.Drivingareashall be capableof supportinga fire
apparatus(75,000lbsand12,000lb pointload).Minimumfire accessroadwidthistwenty-fourfeet
(24') wide, with thirteenfeet six inches (13' 6") vertical clearance.Fire accessroads fronting
commercialbuildingsshallbe a minimumwidthof twenty-sixfeet (26')wide,with thirteenfeet six
inches (13' 6") vertical clearance.For Fire Departmentapproval,referenceand demonstrate
