Thefollowingis a listofcoderequirementsdeemedapplicableto the proposedprojectbasedon
plansreceivedanddatedOctober24, 2016. The listis intendedto assistthe applicantby
identifyingrequirementswhichmustbesatisfiedduringthe variousstagesof projectpermitting
and implementation.A listof conditionsof approvaladoptedbythe PlanningCommissionin
conjunctionwiththe requestedentitlement(s),if any,will alsobeprovideduponfinal project
approval.The reviewcommentsbelowarenotto beconstruedas beingall inclusive.The
projectisrequiredtocomplywithalloftheadoptedBuilding,Fire,andMunicipalCodes
ineffectatthetimeofgradingandbuildingplansubmittalforpermitissuance.Ifyou

FireApparatusAccess
ThefollowingitemsshallbecompletedpriortoBuildingPlanapproval.
FireAccessRoadsshallbeprovidedandmaintainedincompliancewith City
Specification# 401,MinimumStandardsforFireApparatusAccess.Drivingareashall
becapableof supportinga fire apparatus(75,000lbsand 12,000lb pointload).
Minimumfire accessroadwidthistwenty-fourfeet (24')wide,withthirteenfeetsix
inches(13'6")verticalclearance.Fireaccessroadsfrontingcommercialbuildingsshall
be a minimumwidthoftwenty-sixfeet (26')wide,withthirteenfeetsixinches(13'6")
verticalclearance.ForFireDepartmentapproval,referenceanddemonstrate
compliancewith CitySpecification# 401 MinimumStandardsforFireApparatusAccess
on the plans.(FD)
Note:Therearetwonewparkingstallsbeingproposedonthesouth-east
sideoftheparkinglotlocatedbehindsuite21188BeachBlvd.Thesetwo
unitsareshowninanareathatispartofourfiredepartmentaccesslane.
AplanmustbeprovidedtoshowthattheFireDepartmentaccesslanethat
travelsontheeastsideofthebuildingiscompliantwithCitySpecification
#401.Theplanmustshowthattheaccesslanewidthandturningradiiare
compliant.
FireAccessRoadTurnsandCornersshallbedesignedwith a minimuminnerradius
of seventeenfeet (17')anda minimumouterradiusoffortyfivefeet (45')perCity
Specification# 401 MinimumStandardsforFireApparatusAccess.ForFireDepartment
approval,referenceanddemonstratecompliancewith CitySpecification# 401 Minimum
StandardsforFireApparatusAccesson the plans.(FD)
FireLanes,asdeterminedbythe FireDepartment,shallbeposted,marked,and
maintainedperCitySpecification#415,FireLanesSignageandMarkingsonPrivate,
Residential,CommercialandIndustrialProperties.Thesiteplanshallclearlyidentifyall
redfire lanecurbs,bothin locationandlengthof run.The locationoffire lanesignsshall
bedepicted.Noparkingshallbeallowedinthedesignated24footwidefire apparatus
accessroador supplementalfire accessperCitySpecification# 415. ForFire
Departmentapproval,referenceanddemonstratecompliancewith CitySpecification#
401 MinimumStandardsforFireApparatusAccessonthe plans.(FD)

Discoveryof additionalsoilcontaminationor undergroundpipelines,etc.,mustbe
reportedto the FireDepartmentimmediatelyandthe approvedworkplanmodified
accordinglyin compliancewithCitySpecification#431-92SoilClean-UpStandards.(FD)
OutsideCityConsultantsThe FireDepartmentreviewofthis projectandsubsequent
plansmayrequirethe useof Cityconsultants. The HuntingtonBeachCityCouncil
approvedfee scheduleallowsthe FireDepartmentto recoverconsultantfeesfromthe
applicant,developeror otherresponsibleparty.(FD)
