Theparkingforthesebuildingsarestructuredina mannerwherecarsareparkedfor longperiodsoftime.Thereisalsoonly onedrivewayin andoutof the parkingarea,andthe drivewayisfor multiplebusinessesto utilizeandnotassignedto any oneparticularbusiness.Parkingisdesignedforemployeesofthe buildings,notthe highturnoverparkingthatthisbusiness willgenerate. The literaturefromAchieveFitnessstatesmembershave"unlimitedgrouptraining"and "unlimiteduseof the gym during businesshours"so the potentialfor heavytraffic is highlylikely.Streetparkingis alreadyan issuedue to the auto repair shopthat is locatedonthisstreet,sostreetparkingwill belimitedat bestfor thisbusiness. Althoughthe propertycomeswith 15-16assignedparkingspaces,itdoesnotbeginto covertheamountof potentialparking spacesa facilitylikethis will demand.Betweenclientsusingthe gymon theirown,comingin for classesand/orpersonal trainingandthegymstaff,itisa realisticexpectationthatthiswillmorethanexceedthenumberofassignedparkingspaces. All ofthe parkingspacesforthis buildingarelocatedinthe backofthe property,meaningcarswill haveto enterviaa small driveway,drivetothe backofthe buildingandhopetofindparking.Theywouldthenneedtowaitfor spotsto openuportry toturnaroundwhenthespotsarefull. If multiplecarsarearrivingor leavingatthe sametime(suchas atthe startorendof a class)aserioustraffichazardwouldbecreated.Thereisnoflowoftraffic,allcarsmustenterandleavethroughthe same driveway.Soyouwouldhavecarsdrivingin,carstryingtoturnaroundandcarstryingto leavethe parkingspacesallatthe sametime. Additionally,this isan industrialarea,so deliverytruckswill stopinthe drivewaysto makedeliveriesandotherbusinesses usethedrivewaysto loadandunloadtheirvehiclescausingfurthercongestioninthesmalldriveways.Thiscongestionwould causea back-upon the streetof carswaitingto find parking.Notto mention,that with all the cars parkedon the street, pullingoutofthedrivewayscanbea littledangerousbecausevisionaroundthe parkedcarscanbeobscured. Thesedrivewaysareone-wayinandreversingout. Youcan'tseeif thereareavailablespotsintherearofthebuildinguntilyou'vecommittedtogoingintothe parkinglot. Ifthereisnospace,thenyouhavetoreverseout. Thereisnowaytoturnaroundor evenmakea3pointturntogetout. Nowtrytoimaginethe 15"smallgroup"classofpeopleall arrivingatthesametimelookingforparkingwhilethepreviousclasshasn'tyetleft. Thistypeofbusinessdoesnotfitwellwheredeliverytrucksarepullinginandoutofdriveways.
