aretheconditionsofapprovalforyourapplication.
PleasebeadvisedthattheDepartmentof CommunityDevelopmentreviewstheconceptualplan
as a basic request for entitlementof the use appliedfor and there may be additional
requirementspriorto issuanceof buildingpermits. It is recommendedthat you immediately
pursuecompletionoftheconditionsofapprovalandaddressall requirementsoftheHuntington
BeachZoningandSubdivisionOrdinanceinordertoexpeditetheprocessing/completionofyour
project. Theconceptualplanshouldnotbeconstruedasa preciseplan,reflectingconformance

Thesite planandfloorplanreceivedanddatedAugust3, 2016,shallbethe conceptually
approvedlayout.
The maximumnumberof students/patronsutilizingthefacilityat anytimeshallnotexceed
the numberof parkingspacesallocatedto thetenantspace. Basedonthe occupiedfloor
area(approximately2,304sq.ft.)andtheapplicableparkingstandardofoneparkingspace
per200squarefeet,thenumberof parkingspacesallocatediseleven(11). Therefore,the
numberofstudentsshallnotexceedeleven(11)duringanysession.
The instructionalareashallnotexceed75 percentof the totalfloor areaoccupiedby the
personalenrichmentuse,or 1,728squarefeet.
The subjectfacilityshall not hostcompetitions,competitiveevents,or live entertainment
activities.
The office doors at the rear of the tenant space shall remainclosedduring hours of
operation.
The applicantand/or applicant'srepresentativeshall be responsiblefor ensuringthe
accuracyofallplansandinformationsubmittedtotheCityforreviewandapproval.
INFORMATIONONSPECIFICCODEREQUIREMENTS
AdministrativePermitNo. 16-017shall not becomeeffectiveuntil the ten-calendarday
appealperiodhaselapsed.(HBZSOSection241.14)
AdministrativePermitNo. 16-017shall becomenull andvoid unlessexercisedwithinone
year of the date of final approvalor such extensionof time as may be grantedby the
Directorpursuantto awrittenrequestsubmittedtotheCommunityDevelopmentDepartment
a minimum30dayspriortotheexpirationdate.(HBZSOSection241.16)
TheCommunityDevelopmentDepartmentreservestherightto revokeAdministrativePermit
No.16-017pursuantto a publichearingfor revocation,ifanyviolationoftheseconditionsor
the HuntingtonBeach Zoning and SubdivisionOrdinanceor MunicipalCode occurs.

ThedevelopmentshallcomplywithallapplicableprovisionsoftheMunicipalCode,Building
Department,andFireDepartmentaswellasapplicablelocal,StateandFederalFireCodes,

INDEMNIFICATIONANDHOLDHARMLESSCONDITION:
Theownerofthepropertywhichisthesubjectofthisprojectandtheprojectapplicantifdifferent
from the propertyowner, and each of their heirs, successorsand assigns,shall defend,
indemnifyand hold harmlessthe City of HuntingtonBeach and its agents,officers,and
employeesfrom any claim,actionor proceedings,liabilitycost,includingattorney'sfees and

PleasebeadvisedthattheDepartmentofCommunityDevelopmentreviewsthe conceptualplan
as a basic request for entitlementof the use applied for and there may be additional
requirementsprior to issuanceof buildingpermits. It is recommendedthat you immediately
pursuecompletionoftheconditionsof approvalandaddressall requirementsofthe Huntington
BeachZoningandSubdivisionOrdinancein orderto expeditethe processinglcompletionofyour
project. Theconceptualplanshouldnotbeconstruedasa preciseplan,reflectingconformance
to allZoningandSubdivisionOrdinancerequirements.

approvedlayout.
The maximumnumberof students/patronsutilizingthe facilityat anytimeshallnot exceed
the numberof parkingspacesallocatedto the tenantspace. Basedonthe occupiedfloor
area(approximately2,645sq.ft.) andthe applicableparkingstandardof oneparkingspace
per200squarefeet,the numberofparkingspacesallocatedisfourteen(14). Therefore,the
numberofstudentsshallnotexceedfourteen(14)duringanysession.
The instructionalarea shallnot exceed75 percentof the total floor areaoccupiedby the

INFORMATIONONSPECIFICCODEREQUIREMENTS
AdministrativePermit No. 16-004shall not becomeeffective until the ten-calendarday

AdministrativePermitNo. 16-004shall becomenull and void unlessexercisedwithinone
